WSA - Leasing Associate

Job Description

Position Overview

WSA is seeking a highly motivated and strategic Associate/Senior Associate to join our Office

Leasing team. This role is central to managing a curated tenant demographic, driving revenue,

maximizing occupancy, and executing leasing strategies across our New York City and Brooklyn

campuses. The Leasing Associate will be based in New York and is a full-time, in-office position.

Key Tasks

1. Leasing and Deal Execution

โ€ข Negotiate deal structures and lease terms; prepare and present proposals for new,

renewal, and expansion tenants.

โ€ข Draft, review, and negotiate Letters of Intent, lease documents, sublease agreements, and

commission agreements in close coordination with in-house and external legal counsel,

ensuring compliance with company policies and risk management standards.

โ€ข Lead presentations and customized tours of office space for prospective users, tenant

representatives, and decision makers, highlighting amenities and unique building features.

โ€ข Read, analyze, and negotiate complex lease and sublease documents, commission

agreements, and other legal agreements in conjunction with in-house and outside counsel.

2. Financial Analysis and Reporting

โ€ข Conduct detailed financial modeling and analysis for all aspects of leasing transactions

using Excel and industry-standard net effective rent databases; prepare and review

brokerage and deal calculations.

โ€ข Analyze, prepare, and implement business plans for assigned portfolio(s) in line with

established leasing goals, revenue targets, and occupancy objectives as set by the Leasing

Director and executive leadership.

โ€ข Support periodic portfolio valuations, rent roll analysis, budget preparation, and reporting

for senior management as needed.

โ€ข Maintain, update, and audit leasing activity, pipeline, and comparable transaction

databases to ensure data accuracy and support decision-making.

3. Marketing and Business Development

โ€ข Oversee and execute leasing and marketing initiatives, including the supervision and

coordination of activities for exclusive brokerage teams and third-party consultants.

โ€ข Stay current on market intelligence, including absorption rates, competitive building

positioning, market trends, tenant movements, comparable transactions, and relevant news;

prepare and distribute regular market and pipeline reports with actionable insights.

14. Tenant Relations and Retention

โ€ข Develop and nurture strong, proactive relationships with existing tenants to support

retention, satisfaction, and identify expansion or renewal opportunities; respond

promptly to tenant inquiries and resolve issues in partnership with Property

Management.

โ€ข Champion best-in-class tenant experience, maintaining high standards reflective of

Class-A office environments, and actively solicit feedback to drive continuous

improvement.

5. Cross-Functional Collaboration

โ€ข Participate in weekly cross-functional meetings between Leasing, Construction, Property

Management, and Asset Management teams to ensure alignment, share updates, and facilitate

seamless execution throughout the leasing and tenant build-out process.

โ€ข Coordinate with building management and construction teams to ensure timely delivery of

tenant spaces, including oversight of tenant improvement projects, punchlists, and space

readiness for occupancy.

6. Compliance, Due Diligence, and Administration

โ€ข Conduct due diligence on current and prospective tenants, including financial review and

background checks, and support leasing diligence for new acquisitions and dispositions.

โ€ข Monitor and ensure compliance with all local, state, and federal regulations related to

commercial leasing and tenant fit-out.

โ€ข Assist in the preparation, review, and accuracy of lease abstracts and critical date tracking.

Compensation

The anticipated base salary range for this position is listed below. In addition to a competitive base

salary, you will be eligible to receive discretionary bonus incentives and a comprehensive benefits

package.

Anticipated base salary range: $125,000 - $150,000

Actual base salary within the anticipated range will be determined by several components

including, but not limited to, the individual's experience, skills, qualifications, and market factors.

Qualifications

โ€ข BA/BS degree required.

โ€ข 3 -7 years of commercial o]ice leasing, brokerage, or other related fields.

โ€ข Strong financial acumen with demonstrated experience underwriting and structuring

commercial lease transactions.

โ€ข Knowledge of the Manhattan o]ice market is strongly preferred.

โ€ข Valid Real Estate Salesperson License preferred.

โ€ข Ability to manage multiple transactions simultaneously in a fast-paced environment.

2โ€ข Exceptional analytical, negotiation, and problem-solving skills.

โ€ข Strong written and verbal communication skills with the ability to interface confidently with

senior leadership, tenants, and brokerage professionals.

โ€ข Experience with VTS, Yardi or MRI preferred.

โ€ข Advanced proficiency in Microsoft Excel and Microsoft O]ice Suite.

โ€ข Willingness and ability to travel as needed.
