Job description

Essential Duties and Responsibilities
Regional Leasing Strategy & Portfolio Performance
  • Develop and execute comprehensive leasing strategies across assigned assets and development projects
  • Evaluate market conditions, competitive assets, and development pipelines to inform pricing, positioning, and deal structuring decisions
  • Identify and pursue high-value tenant opportunities aligned with portfolio objectives and targeted returns
  • Establish target tenant strategies for new development and redevelopment initiatives
  • Drive quarterly and annual leasing performance against established goals

Transaction Leadership & Deal Structuring
  • Lead complex lease negotiations from initial engagement through execution
  • Structure transactions to optimize long-term asset value and financial performance
  • Oversee the full leasing lifecycle, ensuring timely occupancy and rent commencement
  • Guide financial analysis, underwriting, and deal comparisons to support decision-making
  • Partner closely with internal teams to ensure seamless transition from lease execution to operations

Market Engagement & Business Development
  • Serve as a senior representative of Alexandria within the regional life sciences and innovation community
  • Cultivate and maintain strategic relationships with brokers, tenants, universities, research institutions, and economic development agencies
  • Oversee brokerage relationships and listing agents to maximize market exposure
  • Participate in high-level pitch presentations and business development initiatives

Cross-Functional Collaboration & Reporting
  • Partner with Asset Services, Development, and Marketing teams to align leasing strategy with asset positioning and execution
  • Provide executive-level leasing updates, pipeline visibility, and market insights to regional and corporate leadership
  • Ensure accurate tracking of leasing activity, market intelligence, and portfolio performance metrics

Qualifications and Experience
  • Bachelor's degree required; advanced degree preferred
  • At least 8 years of progressive leasing or commercial real estate experience with demonstrated leadership of complex transactions
  • Strong expertise in market analysis, financial modeling, and lease structuring
  • Advanced negotiation skills with a track record of driving portfolio performance
  • Proven ability to build and leverage relationships across brokerage, tenant, and institutional networks
  • Excellent executive-level communication and presentation skills
  • Knowledge of life sciences, innovation clusters, or technical real estate environments preferred
  • Ability to perform the essential functions of the position, including periodic travel to support leasing and market initiatives

The expected annual base range for this position is $175,000 to $200,000 USD, plus annual discretionary bonus. This hourly wage range is an estimate, and the actual hourly wage may vary based on the consideration of many factors, which may include, but are not limited to: the individual's knowledge, experience, education, qualifications, skills, job location, and the Company's compensation practices.
