Job description

Position Summary

Sparrow Management is seeking a results-oriented and customer-focused Leasing Associate to join our team and represent one of our luxury multifamily apartment communities in New Jersey. The Leasing Manager plays a key role in implementing leasing strategies, enhancing resident satisfaction, and supporting the overall success of the property. This individual will be the primary point of contact for prospective and current residents and is expected to reflect the company's values of professionalism, hospitality, and excellence in every interaction.


Primary Responsibilities

Leasing and Sales

- Conduct both virtual and in-person tours for prospective residents while highlighting apartment features, amenities, and neighborhood advantages.

- Maintain thorough knowledge of all available apartments, lease terms, pricing, and promotional offers.

- Accurately document guest cards, follow up on applications, and manage the lease signing process in accordance with Sparrow's standards.

- Utilize CRM platforms to track leads, follow up consistently, and convert inquiries into leases.

- Support renewal efforts by reaching out to existing residents and assisting with lease extensions.

Resident Experience

- Serve as a knowledgeable and courteous first point of contact for residents and prospective renters.

- Assist with all aspects of the move-in and move-out process, including key release, elevator reservations, and day-of coordination following Sparrow's move-in protocol.

- Promptly address and resolve resident concerns while escalating unresolved issues through appropriate channels.

Marketing and Community Outreach

- Collaborate with marketing and site teams on community events, digital content creation, direct mail campaigns, and local business partnerships.

- Ensure that all model units and common areas are maintained in presentation-ready condition at all times.

- Engage in outreach to local employers, relocation agencies, and brokers to drive qualified traffic.

Administrative Support and Compliance

- Ensure that applications and leasing documents are fully completed and compliant with Fair Housing regulations and Sparrow's fraud prevention procedures.

- Remain current on rental rates, concessions, availability, and lease term options.

- Assist in preparing daily, weekly, and monthly reports, traffic logs, and market surveys as required.

- Maintain organized digital and physical leasing files in alignment with Sparrow’s audit preparedness standards.


Qualifications

- Minimum of one year of experience in leasing (Class A properties), hospitality, real estate, or sales is preferred

- Strong communication, interpersonal, and organizational skills

- Proficiency with property management software such as Yardi

- Detail-oriented and capable of managing time and tasks independently

- Willingness to work flexible hours, including weekends and holidays

- Commitment to delivering a high-touch, luxury customer experience

- Familiarity with the multifamily rental market in Northern or Central New Jersey
