Leasing Manager

Residential Leasing Manager

This position is responsible for leading the leasing function across assigned communities, driving occupancy, revenue growth, resident retention, and customer satisfaction. The Leasing Manager combines strong sales leadership with exceptional customer service and operational excellence. As a leader within the organization, you will coach and develop Leasing Agents, oversee leasing performance, implement marketing strategies, and ensure a consistent, high-quality experience for prospective and current residents.

The Leasing Manager serves as a brand ambassador for Placemaker Properties, fostering a culture of professionalism, accountability, and resident-focused service while supporting the continued growth and success of our communities.

Primary Responsibilities
  • Become an expert on Placemaker Properties communities, amenities, services, and brand standards while embodying company values.
  • Lead, coach, train, and mentor Leasing Agents to achieve individual and team leasing, occupancy, and retention goals.
  • Monitor leasing performance metrics, traffic, conversions, renewals, occupancy levels, and market trends to identify opportunities and drive results.
  • Develop and execute leasing and marketing strategies to maximize occupancy and revenue across assigned communities.
  • Utilize social media, digital marketing platforms, and community outreach initiatives to generate qualified leads and increase community visibility.
  • Build and maintain strong relationships with prospective residents, guiding them through the leasing process and ensuring a positive customer experience.
  • Conduct property tours and effectively present apartment homes, community amenities, and lifestyle benefits to prospective residents.
  • Collaborate with Property Managers and Maintenance teams to ensure apartment readiness, resident satisfaction, and seamless move-in experiences.
  • Oversee lease administration, renewals, resident files, and documentation to ensure accuracy and compliance with company standards.
  • Ensure all leasing activities comply with Fair Housing regulations, company policies, and applicable federal, state, and local laws.
  • Analyze competitor activity, pricing, and market conditions, providing recommendations to enhance community performance.
  • Address and resolve escalated resident and prospect concerns in a professional and timely manner.
  • Maintain proficiency in company software systems and reporting tools, ensuring accurate reporting of occupancy, leasing activity, and resident information.
  • Assist with budgeting, forecasting, and revenue management initiatives as directed.
  • Support recruiting, onboarding, and ongoing development of leasing team members.
  • Foster a positive team environment focused on accountability, collaboration, customer service, and continuous improvement.
  • Assist with additional operational responsibilities as needed to support overall property performance.

Experience and Required Skills
  • Minimum of 3 years of residential leasing, sales, hospitality, or property management experience required.
  • Previous leadership, supervisory, or team coaching experience strongly preferred.
  • Proven track record of meeting or exceeding leasing, occupancy, sales, or customer service goals.
  • High School diploma required; Associate's or Bachelor's degree preferred.
  • Strong leadership, coaching, and team development skills.
  • Excellent communication, presentation, negotiation, and interpersonal skills.
  • Demonstrated ability to build relationships and provide exceptional customer experiences.
  • Strong analytical and organizational skills with the ability to manage multiple priorities.
  • Proficiency with Microsoft Office and general computer applications.
  • Experience with Yardi, Entrata, CRM systems, or other leasing software preferred.
  • Ability to communicate effectively and professionally with residents, prospects, vendors, and team members.
  • Knowledge of Federal, State, and Municipal Fair Housing Laws, landlord-tenant regulations, and applicable safety requirements.
  • Valid Driver's License and ability to safely operate a vehicle.
  • Ability to work occasional evenings and weekends as business needs require.
