ABOUT FARBMAN GROUP OF CHICAGO

Farbman Group of Chicago is a boutique commercial real estate firm specializing in downtown Chicago office and retail leasing. With deep Loop and River North relationships, an active deal pipeline, and a collaborative team platform, we provide experienced brokers the tools to build and grow a meaningful book of business. We represent both landlords and tenants across Chicago’s premier submarkets.

THE OPPORTUNITY

We are seeking a motivated, entrepreneurial Associate Broker (1099 independent contractor, commission-only) to join our Chicago team.

This is a hands-on production role — you will be sourcing new assignments, working active deals alongside senior brokers, and building long-term client relationships from day one. The ideal candidate is highly self-directed, knowledgeable in the Chicago market, and thrives in a high-accountability, commission-driven environment.

This role includes access to senior-level mentorship, established landlord relationships, and a performance-based path toward increased production responsibility and senior broker opportunities.

KEY RESPONSIBILITIES
  • Source and develop new landlord and tenant representation assignments
  • Execute leasing strategies for assigned office and retail listings across downtown Chicago
  • Conduct property tours, prepare proposals, and negotiate letters of intent and lease terms
  • Research and qualify prospective tenants and maintain an active prospect pipeline
  • Collaborate with senior brokers and principals on deal strategy and client presentations
  • Prepare and deliver market analyses, comp reports, and leasing activity summaries
  • Utilize CRM tools to manage pipeline and track deal activity
  • Attend industry events, networking functions, and client meetings to build market presence
  • Support property marketing efforts including email campaigns, flyers, and listing platforms (CoStar, LoopNet)

Requirements

QUALIFICATIONS
  • Active Illinois Real Estate Broker License
  • 1–3 years of commercial real estate brokerage or directly related experience
  • Demonstrated knowledge of downtown Chicago office and/or retail markets
  • Strong interpersonal, negotiation, and written communication skills
  • Ability to independently manage multiple deals and deadlines
  • Proficiency with Microsoft Office Suite; familiarity with CoStar and LoopNet

PREFERRED EXPERIENCE

    • Existing book of business or established tenant/landlord relationships
    • Experience in landlord representation, leasing strategy, or tenant canvassing
    • Familiarity with lease documentation, LOI negotiation, and lease abstraction
    • Experience with CRM platforms and listing tools (Buildout, Apto, etc.)
    • Bachelor’s degree in Business, Real Estate, Finance, or related field
