We are seeking an energetic, experienced, and driven Community Manager to lead the lease-up and daily operations of our newest luxury apartment community, The Laurel at Calera.


This is a rare opportunity to build a community from the ground up, hire and develop an exceptional team, establish the culture of a brand-new property, and create an outstanding resident experience from the very first move-in.


Unique Opportunity


This position will begin prior to the community's Fall/Winter 2026 Grand Opening, giving you the unique opportunity to lead every phase of the property's launch. Rather than stepping into an established community, you'll help create one from the ground up.


As the Community Manager, you will:


  • Lead the successful pre-leasing efforts and grand opening of the community.
  • Recruit, hire, train, and mentor an outstanding onsite team.
  • Oversee the setup of office operations, resident services, and community procedures.
  • Prepare model apartments, amenities, and the leasing office for opening.
  • Establish the customer service standards and resident experience that will define the community for years to come.
  • Build relationships with local employers, businesses, and community organizations to generate leasing traffic and create partnerships.
  • Work closely with company leadership to develop marketing strategies, pricing, events, and operational processes.
  • Celebrate the exciting milestones—from welcoming your very first resident to achieving full occupancy.

Position Summary


The Community Manager is responsible for the overall success of the community through exceptional leadership, financial performance, resident satisfaction, leasing success, and operational excellence. This individual will oversee all aspects of property operations while ensuring company standards are consistently exceeded.


The ideal candidate is a motivated leader who thrives in a fast-paced environment, enjoys building relationships, and has a passion for creating an outstanding living experience for residents.


Essential Responsibilities


  • Lead the successful lease-up and stabilization of the community.
  • Recruit, train, coach, and develop a high-performing onsite team.
  • Drive leasing traffic and maximize occupancy while achieving revenue goals.
  • Manage all daily property operations, including leasing, maintenance, resident relations, and vendor management.
  • Develop and manage operating budgets while maintaining financial accountability.
  • Monitor market conditions and recommend pricing and leasing strategies.
  • Deliver exceptional customer service and promote resident satisfaction and retention.
  • Ensure compliance with Fair Housing laws, company policies, and operational standards.
  • Oversee rent collections, delinquency management, lease renewals, and resident retention initiatives.
  • Conduct regular inspections to maintain outstanding curb appeal and community appearance.
  • Build strong relationships throughout the Calera community through networking and outreach.
  • Partner with Regional Management to achieve occupancy, revenue, and operational goals.


Qualifications


  • Minimum of three years of apartment community management experience.
  • Previous lease-up experience is preferred but not required.
  • Demonstrated leadership and team-building abilities.
  • Proven success in leasing, occupancy growth, and financial performance.
  • Strong communication, organizational, and problem-solving skills.
  • Experience with property management software (Yardi experience preferred).
  • Knowledge of Fair Housing laws and multifamily operations.
  • Self-motivated, organized, and able to thrive in a fast-paced environment.
