Job description

Job Overview

Ebenezer is looking for a Lead Maintenance Technician to join our senior condo team at Lake Shore Drive Condominiums in Richfield, MN! This position will be responsible, under the direction of the Director of Property Maintenance or Property Manager for the overall maintenance of the building. Acts as Lead for other Maintenance staff in absence of Director. The position is also responsible for managing the Work Order System.

This lead maintenance tech schedule includes;

  • 80 hours every two weeks
  • Full time; Day shift
  • No weekends

Responsibilities:

  • Performs routine maintenance duties:
    • Schedules and perform assigned work order requests within a timely manner
    • Performs routine inspections and repairs and documents on building logs/checklists, etc.
    • Keeps grounds and walkways free of obstructions including shoveling snow and operating motorized grounds equipment, as applicable
    • Assists with establishing and maintain a preventive maintenance program by providing supporting documentation that the maintenance program is in compliance with the appropriate schedule.
    • Assists in coordinating projects and/or repairs to be done by outside contractors. Ensures that the projects are done timely to meet the needs of the property you serve.
    • Assist to ensure that outside professional contractors are performing the contracted services based on their contracts. (i.e. Elevator, Fire Alarm systems, Fire Sprinkler Systems, HVAC, etc.)
    • Performs pre-REAC inspections to ensure that the property is compliant. Makes all necessary repairs before the REAC inspection. (If applicable to building.)
    • Performs necessary repairs post-REAC inspection, to ensure the property is brought back into compliance. At the direction and approval of supervisor, if repairs require outside contractor assistance, make contact and schedule those repairs with contractors. Ensures follow-up with the contractor to make sure that they are maintaining timelines for repairs. (If applicable to building.)
    • Manages Work Order System
    • Triages and assigns work orders to maintenance staff.
    • Assists maintenance staff as needed in completing tasks.
    • In the absence of Director of Property Maintenance or Property Manager, leads all direct reports of that position in their daily duties activities.
  • Performs general repairs:
    • Safely works with small hand/power tools (i.e. screwdriver, hammer, pliers, drills, and ohm meters).
    • Performs limited light electrical repairs under approval of Director of Maintenance of HOA’s.
    • Performs light plumbing work, such as cleaning stoppages, replacing fittings, installing fixtures, etc.
    • Performs light HVAC work such as filer changes, drain cleaning, general observation for items of potential concern (mold growth, etc. need to pursue source issue and vendor to repair), general cleaning including clearing debris as instructed by Director of Maintenance HOA.
    • Repairs damaged tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, etc.
    • Assists with custodial work including sweeping, mopping, vacuuming, emptying trash, cleaning trash rooms, cleaning windows, replacing light bulbs, etc. when requested
    • Assists with grounds work when necessary
    • Sets up common area rooms for tenants upon request
    • Prepares units for turnover including painting, shampoo carpets, etc. (If applicable to building)
    • Changes out furnace filters, and complete physical inspection of all units annually
    • Provides monthly reports to Director of Property Maintenance or Property Manager on completed tasks
  • Performs other duties as assigned and directed
  • On-Call for Maintenance emergencies

Required Qualifications:

  • Three to five years of previous experience
  • Must have a basic understanding of Microsoft Word, Excel and Outlook
  • Special Boiler License Upon Hire
  • Class 2-C Boiler within 1-1/2 Yrs
  • Current Driver’s License (in good standing)

Preferred Qualifications:

  • Vocational/Technical Training or Associate Degree: HVAC or related
  • Five to ten years of previous experience
