Atrium has experienced tremendous growth and are seeking an exceptional Maintenance Technician to join and grow our Richmond team at Gerwyn Manor: an East End / Sandston area apartment community featuring 231 two-bedroom townhomes in close proximity to the Richmond airport.


The Maintenance Technician reports to the Property Manager and is expected to make teamwork and customer service their top priority. Days will be spent working and completing assignments as given and scheduled by the Property Manager and Maintenance Supervisor. This includes, but is not limited to service requests, emergency calls, move in needs, and property task(s) that may be needed daily, weekly, or monthly. The Maintenance Technician must be available for on-call rotation and work with other service team members and/or office as needed. Flexibility between needs of the properties daily.


The Maintenance Technician, along with every member of our team, will also be responsible for assisting residents, delivering exceptional customer service, and making teamwork a top priority.


Pay : $22 - $25 per hour

Job Location: Gerwyn Manor, 5194 Gerwyn Cir, Sandston, VA 23150

Schedule: Full Time, typically 8:30a - 5:30pm Monday - Friday. 

**On-call rotation schedule is required



Job duties include:

  • Ensure the completion of all service requests
  • Inspect community continuously, recording and correcting deficiencies
  • Order necessary supplies and parts within budgetary guidelines
  • Perform all general and routine maintenance in the community
  • Ensure that all keys are kept properly
  • Replace filters and clean air conditioning vents in vacant apartments and occupied units on an as-needed basis
  • Perform HVAC troubleshooting, plumbing, minor electrical, carpentry, minor drywall repairs and other interior repairs daily
  • Service requests made by residents should be completed within 24 hours
  • Handle ''on call'' duties whenever needed; will carry a cell phone on a regular basis
  • Replace breezeway light bulbs as needed
  • Assist with apartment make-readies (includes painting, repairs, cleaning, wall/sheetrock repair, lock changes, etc.)
  • Order supplies; communicate and coordinate with vendors
  • Assist in the distribution of flyers and other materials
  • Assist in picking up litter & maintain small amount of grounds
  • Perform preventative maintenance
  • Keep inventory

Requirements:

  • HVAC certification is required (CPO certification and REAC inspection experience preferred)
  • At least 2 years of experience
  • Must be available to work flexible hours to be available to work an on-call schedule rotation
  • Driver License and reliable transportation
  • Basic computer skills, including email and some Microsoft products
