Job description

Job Overview
Ebenezer is looking for a Maintenance Technician to join our senior cooperative team at 7500 York Cooperative in Edina, MN! This position will be responsible, under the direction of the supervisor, for the overall maintenance of the building and property.
This maintenance schedule includes;
  • 80 hours every two weeks
  • Full time, Day shift: 8:00 AM - 4:30 PM
  • No weekends

Responsibilities:
  • The main job responsibilities of this position would be the groundskeeping functions as they are seasonally necessary or required. Maintenance responsibilities would be secondary
  • Performs routine maintenance duties:
  • Schedules and performs assigned work order requests within a timely manner.
  • Performs routine inspections and repairs and documents on building logs/checklists, etc.
  • Assists with establishing and maintaining a preventive maintenance program by providing supporting documentation that the maintenance program is in compliance with the appropriate schedule.
  • Assists in coordinating projects and/or repairs to be done by outside contractors. Ensures that the projects are done in a timely manner to meet the needs of the property you serve.
  • Assists to ensure that outside professional contractors are performing the contracted services based on their contracts. (i.e. Elevator, Fire Alarm systems, Fire Sprinkler Systems, HVAC, etc.)
  • Performs pre-REAC inspections to ensure that the property is compliant. Makes all necessary repairs before the REAC inspection (if applicable to the property).
  • Performs necessary repairs, post-REAC inspection, to ensure the property is brought back into compliance. If repairs require outside contractor assistance, makes contact and schedules those repairs with contractors at the direction and with the approval of supervisor. Ensures follow-up with the contractor to make sure that they are maintaining timelines for repairs (if applicable to the property).
  • Performs general repairs:
  • Safely works with small hand/power tools (i.e. screwdriver, hammer, pliers, drills, and ohm meters).
  • Changes belts on motors and filters on air handler units.
  • Greases and oils bearings, pumps and motors.
  • Performs limited light electrical repairs under approval of Director of Maintenance of HOAs.
  • Performs light plumbing work such as cleaning stoppages, replacing fittings, installing fixtures, etc.
  • Performs light HVAC work such as annual physical inspections, filter changes, drain cleaning, general observation for items of potential concern (mold growth, etc. - need to pursue source issue and vendor to repair), general cleaning including clearing debris as instructed by Director of Maintenance of HOAs.
  • Repairs damaged tile, carpet, screens, garbage disposals, fixtures, appliances, blinds, locks, etc.
  • Performs carpentry work such as fitting doors, refinishing woodwork, etc.
  • Assists with custodial work including sweeping, mopping, vacuuming, emptying trash, cleaning trash rooms, cleaning windows, replacing light bulbs, etc. when requested.
  • Sets up common area rooms for owners upon request.
  • Prepares units for turnover including painting, shampooing carpets, etc.
  • Provides monthly reports to owner on completed tasks.
  • Provides daily report to the supervisor regarding the completed service tasks for the day.
  • Performs groundskeeping duties, as necessary and if applicable to site:
  • Maintains grounds in a professional and neat manner, keeping grounds and walkways free of obstructions; includes shoveling snow, using ice melt, and operating motorized grounds equipment.
  • Checks and maintains equipment to ensure proper working condition.
  • Assists with seasonal clean up and removal of landscape materials.
  • Trims trees & shrubs, cleaning up around sidewalks.
  • Assists with moving outdoor furniture & planters.
  • Assists with distribution of plants, flowers, shrubs, etc.
  • Properly handles chemicals intended for use in outdoor maintenance.
  • Operates skid steer, with required training and high visibility garments, as directed.
  • Performs other duties as assigned and directed.
  • On-Call for Maintenance emergencies.

Required Qualifications:
  • One to three years of previous experience
  • Must have a basic understanding of Microsoft Word, Excel and Outlook
  • Drivers License

Preferred Qualifications:
  • Vocational School Technical Training or Associate Degree: HVAC or related
  • 3 years Three to Five Years
  • Bobcat Certification with Current Driver's License (in good standing)
