Responsibilities

Why we need you:

The Service Inspection Coordinator works with the Construction Manager, Community Directors, Service Managers, Regional Managers, Asset Managers and Regional Vice President to oversee community adherence to audit requirements.

Essential functions include (but are not limited to):

  • Develop and conduct preliminary site assessments in advance of required LIHTC inspections, including HUD REAC, state, local and lender
  • Produce action list, scope, nature of maintenance work and timeline for onsite maintenance associates and outside vendors to ensure timely completion
  • Work with Service Managers to troubleshoot large or extensive property repairs
  • Coordinate final inspection, documentation and construction close out process
  • Track and facilitate audit findings from first notice to completion
  • Follow construction policies and procedures in accordance with local and state law.
  • Submit annual Capital Budgets in conjunction with the Regional Manager and/or Senior Regional Manager, Construction Manager, Regional Vice-President and Asset Manager
  • This person must have a good understanding of the construction industry, including a working knowledge of labor and material costs.
  • Interview and train new Service Managers
  • Develop working relationships with auditors, architects, engineers, city building officials
  • Assist Construction Manager in contract negotiations, capital expenditures and project oversight.
  • This person should be flexible for travel and willing to take on new tasks as they arise
  • Provide support for on-site maintenance staff as a mentor/trainer
  • Other responsibilities include developing cost effective programs to save operating costs, working on property Due Diligence Teams for acquisitions, ensuring supervisors are current with EPA, CPO and CAMT certifications.

Qualifications

Qualifications:

  • College degree preferred
  • Knowledgeable of all phases of apartment maintenance and construction, including a working knowledge of labor and material costs. Knowledgeable of the Uniform Physical Condition Standard.
  • Experience in responding to requirements of LIHTC inspections, including HUD, REAC, state, local, and lender
  • Minimum 5 years experience in this industry.
  • Good communication skills, Bi-lingual in Spanish preferred
  • Valid Driver's license.
