What is a part time CMMS?

A Part Time CMMS (Computerized Maintenance Management System) professional is someone who manages and maintains a CMMS software on a part-time basis. They are responsible for tracking maintenance activities, scheduling preventive maintenance, managing work orders, and ensuring equipment data is accurate, but do so with reduced hours compared to a full-time position. This role is common in organizations that require maintenance support but do not need a full-time CMMS administrator. Part Time CMMS roles can involve data entry, report generation, and coordination with technicians to ensure smooth operations, all while working flexible or limited hours.

What are the key skills and qualifications needed to thrive as a part time CMMS specialist, and why are they important?

To thrive as a Part Time CMMS Specialist, you need a solid understanding of maintenance management principles, data entry accuracy, and experience with CMMS software, often supported by relevant technical education or training. Familiarity with platforms such as IBM Maximo, SAP PM, or Fiix, along with basic IT and reporting skills, is typically required. Attention to detail, problem-solving ability, and strong organizational skills set top performers apart in this role. These skills ensure accurate maintenance tracking, efficient workflow management, and reliable facility operations.

What are the typical responsibilities and challenges faced by someone in a part time CMMS role?

In a Part Time CMMS role, you’ll primarily focus on updating and maintaining the maintenance management database, processing work orders, and supporting maintenance staff with asset tracking and scheduling tasks. One common challenge is balancing multiple priorities within limited working hours, as urgent requests and routine updates often overlap. You’ll work closely with maintenance technicians, supervisors, and sometimes vendors to ensure data accuracy and timely communication. Developing strong organizational skills and attention to detail will help you manage these responsibilities effectively and contribute to a smoothly running maintenance operation.

Looking for flexible work that fits your schedule?
If you're an experienced logistics or industrial maintenance technician looking to earn extra income without committing to a full-time position, this opportunity could be a great fit.
We're building an on-call team of Logistics Senior Technicians to support our warehouse operations when additional maintenance coverage is needed. This position is ideal for retired technicians, experienced mechanics, or anyone looking for supplemental income with a flexible schedule.
Here's how it works:
When work becomes available, we'll contact you 24-48 hours in advance to see if you're available. There is no set schedule and no guaranteed hours-you simply work when needed and when you're available.
A Day in the Life
Every shift is different.
One day you may be troubleshooting a conveyor that's causing production delays. The next, you could be replacing bearings, repairing warehouse equipment, completing preventive maintenance, or helping with facility improvement projects.
You'll work alongside experienced maintenance professionals to quickly diagnose problems, make repairs, and help keep warehouse operations running safely and efficiently. At the end of your shift, you head home knowing you helped keep the operation moving-all without the commitment of a full-time schedule.
What You'll Be Doing
  • Troubleshoot mechanical and basic electrical equipment
  • Repair conveyors and warehouse equipment
  • Perform preventive maintenance (PMs)
  • Respond to equipment breakdowns
  • Complete warehouse and facility maintenance projects
  • Document completed repairs and work orders
  • Follow OSHA and company safety procedures

This position supports advanced troubleshooting, repair, and maintenance of warehouse equipment and logistics facility systems as needed.
Requirements
What We're Looking For:
We're looking for someone who has
  • 3-5+ years of experience in logistics, warehouse, industrial, or manufacturing maintenance
  • Strong mechanical troubleshooting skills
  • Experience working with conveyors, motors, bearings, chains, gearboxes, pumps, and similar equipment
  • Basic electrical troubleshooting experience
  • The ability to work independently with little supervision
  • Reliable attendance and a strong work ethic
  • The ability to lift 50 pounds and work safely in an industrial environment

Experience using CMMS or work order systems is a plus but not required. The role also values strong organizational skills, safety awareness, and the ability to respond independently to maintenance needs.
Why You'll Like This Position
  • Flexible schedule that works around your availability
  • Earn extra income when you want it
  • No full-time commitment
  • Competitive hourly pay
  • Variety of hands-on maintenance work
  • Great opportunity for retirees or experienced technicians looking for supplemental income
