Position Summary: The primary role of the CMMS Manager is to provide overall leadership and direction to support the analysis, design, development, implementation, and maintenance of a Maximo Computer Maintenance Management System. The CMMS Manager acts as the functional and technical leader of the application and platform team.
Annual Salary: $85,000.00-$100,000 US Dollars

Responsibilities
  • This position is responsible for the safe, effective, and efficient use of all manpower, materials, parts, and other resources under their control as well as providing capacity, asset reliability and best life cycle cost to the operation.
  • Leads as the critical part of a project team, sharing and supervising Maximo knowledge to fellow team members.
  • Analyzes current business processes in association with system usage to recommend best practices and industry standards for the most effective functional configuration of Maximo to support business practices; develops detailed functional and technical designs; configures the system to meet business requirements; coordinates implementation activities such as testing, production readiness, and conversion plans.
  • In addition, provides user support through training and post-implementation activities.
    In conjunction with a project team, manages how the company will utilize Maximo while bringing strong functional and technical Maximo knowledge in support of Asset Management and Capital Planning needs.
  • Manages the implementing of all ABM Minimum Standard Operating Procedures to ensure all functions of Maximo are established, implemented, trained on, and adhered to for required operational outcomes.
  • Using prior Maximo expertise, recommends the best possible utilization of Maximo to address business problems in property facilities order management, inventory, material handling, and purchasing.
  • Leads and participates in the development project working directly with end users, team members, and other application teams.
  • Analyzes, reviews, and reports consolidated maintenance and asset management of project-level data, benchmarks, key performance indicators (KPIs), and trends to provide reports.
  • Develops, builds, and oversees the multiple facilities/project reporting and centralization of facility data.
  • Collaborates with various staff in developing, consolidating, and reviewing critical data from their databases for input into the CMMS database.
  • Verifies weekly, monthly, quarterly, and yearly performance metrics for reporting; interprets data metrics from building equipment.
  • Performs data analysis on parts usage, monitors equipment failures and maintenance quality audits, and recommends, initiates, and manages improvement projects.
  • Creates and maintains reliability reports in the CMMS to ensure easy access to all equipment data (specifications, maintenance, repair records, repair costs, installation dates, and warranty information) and other reports for field equipment.
  • Oversees training, monitoring, auditing, and corrective measures to all Facilities Management staff on proper use of MAXIMO CMMS, building systems and analytical tools to drive outcomes.
  • Outlines and inventory all equipment and the location of all equipment and verifies the workability of the equipment.
  • Assist in developing preventative maintenance job plans and PMs based on OEM recommendations and builds preventive maintenance schedules to ensure load leveling.

Qualifications
Minimum Requirements
  • Bachelor's degree in engineering or science technology, or equivalent work experience with minimum of 5+ years' experience in computerized maintenance management systems required.
  • Proven capabilities in assessing business problems/processes and mapping Maximo functionality to develop a solution effectively.
  • Prior experience implementing Maximo to support management, operations, and purchasing.
  • 5+ years of business/technical analysis, solutions design & Maximo configuration
  • Proven documentation capabilities developing requirements, functional and configuration specifications, and other necessary documents.
  • Ability to lead or direct a group of developers, as necessary, to include Maximo knowledge transition.
  • Proven ability to meet project requirements such as assignments, deadlines, status reporting to management, etc.
  • 3+ years experience in the implementation of Maximo software version 6 or 7
  • Experience in designing and developing Maximo interfaces with other systems.

Strong verbal and written communication skills and strong interpersonal skills are required.
