Your duties and responsibilities in this career are to inspect plumbing, heating, and HVAC systems, supervise other facilities workers, and contract work that cannot be performed by in-house staff. You also develop budgets and inventory and hire and train new employees. Some maintenance directors may even have a say in planning new building or facility construction. You collaborate daily with other internal and external personnel, such as administrators and public officials.

To thrive as a Maintenance Director, you need expertise in facility management, preventive maintenance planning, and a strong knowledge of building systems, usually supported by a degree in engineering or facilities management and relevant experience. Familiarity with computerized maintenance management systems (CMMS), HVAC systems, and relevant safety certifications like OSHA are commonly required. Maintenance Directors in large facilities often encounter challenges such as coordinating preventive maintenance schedules across multiple systems, managing a diverse maintenance team, and ensuring compliance with safety regulations.
