Position Overview

The Maintenance Manager is responsible for the overall leadership, growth, profitability, and day-to-day operations of Vero Maintenance's Kitty Hawk branch. This position serves as the local leader for field operations, customer relationships, business development, and team performance.


The Maintenance Manager is expected to operate the branch with an ownership mindset by driving revenue growth, identifying new maintenance opportunities, developing strong client relationships, leading a high-performing team, and ensuring exceptional service delivery. This role is accountable for achieving branch revenue goals while maintaining Vero Maintenance's standards for quality, safety, professionalism, and customer satisfaction.


Sales & Business Development

  • Drive branch revenue growth by identifying maintenance, repair, and capital improvement opportunities.
  • Develop scopes of work and prepare estimates within 24 business hours.
  • Follow up on open estimates to maximize sales conversion.
  • Promote all Vero Maintenance service lines.
  • Build and maintain relationships with Community Managers, Board Members, homeowners, vendors, and partners.
  • Identify recurring maintenance opportunities.
  • Assist clients with annual maintenance planning and budgets.
  • Represent Vero Maintenance throughout the Outer Banks.

Operations Management

  • Oversee daily branch operations.
  • Schedule technicians for maximum productivity.
  • Manage work orders in ServiceTitan.
  • Coordinate subcontractors and specialty vendors.
  • Manage equipment, inventory, and fleet.
  • Support emergency response when needed.

Quality Assurance

  • Maintain a goal of zero preventable callbacks.
  • Perform quality inspections.
  • Review completed work orders.
  • Resolve customer concerns promptly.

Leadership

  • Recruit, train, coach, and develop technicians.
  • Conduct performance coaching.
  • Hold employees accountable.
  • Foster a culture of professionalism and ownership.

Customer Service

  • Maintain exceptional communication with clients.
  • Respond promptly to service requests.
  • Build long-term client relationships.


Requirements:
  • 5+ years maintenance/construction/property management experience.
  • 2+ years leadership experience.
  • HOA or commercial maintenance experience preferred.
  • Knowledge of plumbing, electrical, carpentry, drywall, painting, pools, and building maintenance.
  • ServiceTitan experience preferred.
  • Valid driver's license.
