Job Summary:
The Director, Real Estate Marketing leads the development of strategic marketing programs, sales enablement tools, and go-to-market initiatives to support Clear Channel Outdoor's Real Estate and Public Affairs (REPA) team and their efforts to expand and protect Clear Channel's nationwide network of Out of Home advertising inventory.
Working in close partnership with EVP of Real Estate and Public Affairs, the Director is responsible for crafting messaging, positioning strategies and marketing materials that communicate Clear Channel's value proposition and unique solutions to property owners, governmental authorities, and other key influencers and decision makers who impact Clear Channel's Real Estate development efforts.
This role serves as a strategic partner to Real Estate leadership, supporting revenue growth, acceleration of digital deployment, and modernizing marketing processes across the REPA organization.
Job Responsibilities:
  • Support revenue growth across markets by creating & maintaining a library of selling materials that clearly communicate the value of CCO's Real Estate portfolio and solutions, ensuring their timeliness, accuracy, and scalability across CCO markets.
  • Work with Marketing Operations to most efficiently make Marketing materials & related assets available to REPA team members across CCO markets, including communications about updated materials, version control, and regular gathering of feedback - both internal and from customers - to inform and influence future materials and edits.
  • Lead and evolve CCO's approach to responding to municipal and high-profile Requests for Proposal (RFPs), including development of standardized templates, messaging frameworks, and creative direction that create opportunities to submit best-in-class proposals that increase win rates.
  • Serve as the primary internal RFP marketing consultant to markets and market leadership, advising on best practices, strategy, positioning, messaging, and proposal development to improve competitiveness and win rates. Coordinate with Clear Channel's Regional Marketing teams to partner as needed on market-specific RFP responses and to generate ideas and feedback that support local teams' Real Estate development efforts.
  • Establish and continuously improve scalable processes to provide best-in-class Marketing support to REPA team members, collaborating closely with Regional & Corporate Marketing teams to develop internal and customer-facing materials and resources as needed.
  • Serve as the voice of CCO's Real Estate function to contribute to development of content marketing solutions, including case studies, thought leadership, social media content and other ways to externally tell the story of CCO's Real Estate innovations and leadership.
  • Lead recurring Real Estate Marketing meetings and communications with senior leadership (including SVPs of Real Estate) to align on priorities, share updates, and drive consistency across markets.
  • Provide regular internal updates on Real Estate Marketing programs and developments, including on Marketing "All-hands" calls, corporate calls and in Marketing leadership meetings.
  • Partner with Real Estate and Marketing leadership teams to implement go-to-market frameworks, standardizing how new builds, conversions, acquisitions, and removals are communicated and activated across markets. Work with Regional Marketing teams to support digital deployment strategies, including earlier go-to-market activation, pre-sale enablement, and improved speed-to-revenue for new assets.
  • Working closely with Corporate Marketing and Business Operations teams, lead the evolution of Real Estate lead generation efforts, including intake processes, routing, tracking, and reporting to improve visibility, efficiency, and conversion.
  • Other projects as assigned.

Job Qualifications:
Education
  • Bachelor's degree in marketing or business preferred, or equivalent
    combination of education, training, experience, or military experience.
  • Graduate degree preferred

Work Experience:
  • 7+ years of combined B2B Marketing, Product Marketing, and/or Digital Marketing, ideally with meaningful experience and knowledge of Out of Home and/or Commercial Real Estate

Skills:
  • Strong understanding of go-to-market strategy, revenue enablement, and aligning marketing efforts to drive measurable business outcomes
  • Functional understanding of how advertising media is planned, bought and sold, and the role that Marketing and advertising play in driving customer journeys from acquisition to retention.
  • Exhibit ability to effectively combine strategic and analytical thinking with creative problem solving.
  • Experience in simultaneously developing and successfully managing multiple complex projects in fast-moving corporate cultures where change is the norm and collaboration is key to success.
  • Demonstrate executive presence and possess strong presentation skills, being able to make presentations to senior leadership, industry partners, government stakeholders, and clients.
  • Demonstrate excellent verbal and written communication skills, including the ability to clearly and concisely communicate complex technology-driven concepts.
  • Experience building and optimizing marketing processes, including intake workflows, cross-functional coordination, and scalable content systems, leveraging business software solutions to drive productivity and efficiency, including Microsoft Office (Word, Excel, PowerPoint), Asana or comparable project management platforms, and generative AI tools (ChatGPT, Copilot, etc.)
  • Ability to develop effective creative briefs, presentations and strategic marketing plans.
  • Ability to effectively collaborate with colleagues across functions.

Physical Demands:

  • This job is performed in a temperature-controlled office environment.

Other Requirements:
  • Able to travel outside of the office 25% of the time.
