Job Summary
We are seeking a motivated and well-connected Director, Business Development to help grow Magnolia's third-party property management business within the rental housing sector. In this role, you will leverage your existing industry relationships and develop new ones to identify, pursue, and close property management contracts with owners, operators, and investors. You will be a key contributor to Magnolia's growth strategy, representing our platform, technology, and operational capabilities to prospective clients across target markets.
This is a high-impact, relationship-driven role with meaningful income potential and close partnership with senior leadership. The ideal candidate is an emerging leader in multifamily real estate someone with a strong and growing network, a hunter mentality, and the drive to build something significant.
Essential Job Functions
  • Proactively source and develop new third-party property management relationships with multifamily owners, private equity sponsors, and institutional investors.
  • Build and maintain a robust pipeline of prospective clients through networking, industry events, referrals, and direct outreach.
  • Manage the end-to-end business development process from initial contact through contract execution, including RFP responses and management agreement negotiations.
  • Represent Magnolia Capital at industry conferences, trade associations (NAA, NMHC, IREM or similar), and local real estate events to build brand awareness and generate leads.
  • Collaborate closely with Operations, Asset Management, and Marketing teams to craft compelling pitches and proposals tailored to client needs.
  • Maintain data, pipeline reporting, and activity metrics for leadership visibility and strategic planning.
  • Identify market trends, competitive positioning opportunities, and emerging geographies for property management growth.
  • Cultivate long-term client relationships to support contract renewals and referral generation.

Education and Experience
  • 5+ years of experience in business development, sales, or client relationship management within the multifamily real estate industry.
  • Bachelor's degree in Real Estate, Business, Finance, or a related field preferred.
  • An established and growing network of relationships with multifamily property owners, developers, and investors.
  • Demonstrated ability to source and close third-party property management or real estate services contracts.
  • Working knowledge of multifamily operations, management fee structures, and the competitive landscape for property management services.
  • Strong communication, presentation, and negotiation skills with the ability to engage ownership-level decision makers.
  • Self-starter mentality with the ability to operate independently and manage a full sales cycle in an entrepreneurial environment.
  • Experience with CRM platforms and a disciplined approach to pipeline management and reporting.
  • Willingness to travel as needed to pursue and close new business opportunities.

The base salary range for this position (intended for U.S. applicants) is $120,000 – $130,000 annually. In addition to base salary, this role is eligible for commissions earned on new business closed by the individual. The actual base salary will vary based on the applicant's education, experience, skills, and abilities, and alignment with market data.
