POSITION SPECIFICATION
ASSET MANAGEMENT ANALYST
Shine Associates, LLC has been retained to search, identify and recruit an Asset Management Associate on behalf of our client ('Company'). This position will be based in the Dallas, TX or Oakland, CA office.

CLIENT DESCRIPTION
Our client, along with its affiliated entities, is a fully integrated principal investment firm focused exclusively on light industrial real estate within the United States. Together with its affiliated property management company, the Sponsor is a vertically integrated real estate operating company with over 50 employees specializing in the investment and management of light industrial real estate. The Company's' in-house capabilities include leasing, facilities maintenance, construction management, and property management. The Firm's vertically integrated team has demonstrated an ability to manage investments, property operations and dispositions throughout multiple market cycles. As of March 31, 2023, the firm owns and operates approximately 10.8 million square feet of light industrial real estate totaling over $2.1 billion of assets under management. The Company has corporate offices in Oakland, CA, Dallas, TX and Boston, MA along with regional property management in select active markets.
ASSET MANAGEMENT ASSOCIATE
Primary responsibility is to assist the Asset Management team in the preparation of detailed asset and portfolio management analyses of properties acquired/developed by the firm. The candidate should have strong analytical acumen and excel in a fast-paced environment. They should be confident in working independently to 'dig in' on assignments with insightful takeaways and reports back to the team.
ESSENTIAL DUTIES AND RESPONSIBILITIES
  • Perform financial and qualitative analysis to assess the performance of acquisitions and developments via financial modeling, cash flow, and market analysis using a combination of Argus software and Excel.
  • Assist in securing and modeling project financing and/or refinancing, and manage loan compliance according to established loan terms.
  • Monitor and analyze the financial performance of existing properties and funds. Prepare and maintain property valuations, hold/sell analysis, and financing analysis using discounted cash flow models, cap rate analyses, and sale comparisons.
  • Prepare investment committee memorandums for dispositions and assist in the presentation of hold/sell recommendations at the investment committee level.
  • Conduct due diligence of legal documents, financial reports, operating projections, sales comps, surveys, and marketing information.
  • Complete internal asset valuations on a quarterly basis and coordinate the appraisal process on a semi- annual basis.
  • Assist in monitoring / evaluating business plans including leasing strategy, market leasing assumptions, major capital expenditures, financing, and general business plan execution. Interact with Project Managers to oversee the full scope of operations.
  • Assist in the preparation of asset reforecasts used in annual presentations to the partners.
  • Assist in preparing recurring fund deliverables and analysis for institutional investment partners on an as needed basis.

QUALIFICATIONS
  • Bachelor's degree in Real Estate, Finance, Mathematics or Accounting.
  • One to two years of prior real estate experience. Experience in modeling for a financial institution, accounting firm, appraisal firm, or commercial mortgage lender is a plus. Comfort with real estate financial and valuation concepts is preferred.
  • Advanced modeling and strong proficiency in Microsoft programs including Excel, Word, and PowerPoint
  • Experience with Argus and Yardi preferred
  • Detailed-oriented with strong presentation and analytical skills
  • Organized and able to work in a fast-paced, team-oriented environment with multiple deadlines, and adapt readily to changing priorities
  • Excellent written and oral communication skills with ability to convey technical information in a clear and concise manner
  • General understanding of the real estate industry and experience analyzing financial statements, leases, and related documents a plus
COMPENSATION
The annual compensation for this role is estimated to be in the range of $100,000 - $125,000. Actual base salary and bonus will be determined by several components, including but not limited to: relevant experience, skills and qualifications, base salary of internal peers, and geographic location.
