Vice President of Purchasing

A leading Builder is looking for a highly skilled and motivated Vice President of Purchasing to join their team. The ideal candidate will be responsible for overseeing and managing the Purchasing Department, bidding, negotiating and contracting for all direct construction trade partners. Duties and Responsibilities:

• Lead and oversee the Purchasing Department.
• Provide cost information for feasibility studies to assist Forward Planning and Land acquisition.
• Act as a liaison between divisions, regions, and national purchasing efforts.
• Coordinate with trades using Power BI's even flow and trade adherence dashboard tools.
• Expertly manage direct construction budgets.
• Supervise the preparation, pricing, and distribution of community specification documents, look books, and options.
• Collaborate with the Operations team to select qualified bidders from the master trade partner list.
• Monitor trade associates' performance and ensure compliance with contract requirements.
• Resolve specification and plan conflicts.
• Assist the Accounting department in researching and resolving budget and payment issues.
• Maintain positive and professional relationships with potential and existing trade associates.
• Recommend Truss company for new community plan submittals.
• Coordinate Value Engineering meetings for new plans.
• Assist in coordinating architect consultants and structural engineers.
• Oversee the implementation of design during construction and sales.
• Ensure compliance with all training requirements.
• Initiate and facilitate the recruiting process for new associates (interviewing, hiring, and onboarding).

Qualifications:

• 7 to 10 years of residential construction experience in field operations, purchasing, or construction management.
• College degree in a related field required.
• Proficient in Word and Excel, Zoom, Microsoft Teams, and various web/video tools.
• Strong negotiating skills, including trade partner negotiations and contracts.
• Excellent budget management skills.
