Job description

What You'll Do:
Performance Marketing Director will own the strategy and execution of all paid and digital acquisition channels - driving qualified homebuyer leads and fueling sales pipeline through measurable, data-driven campaigns. You'll bridge the art of homebuilder marketing with the science of performance analytics, connecting media spend directly to model center traffic, appointments, and closings. You'll lead a team of 3 direct reports spanning PPC, display, SEO, AI search, and paid social while serving as the go-to performance marketing leader for Century Communities and Century Complete.
Hybrid position 3 days in the office 2 days remote. Location, Greenwood Village, CO.
Your Key Responsibilities Include:
• Collaborates closely with the Vice President of Marketing to develop strategic paid media plans and budget
• Lead, develop, and manage a team of 3 responsible for paid media and SEO/AEO
• Own end-to-end paid media strategy and execution across paid search (Google/Bing), paid social (Meta, Pinterest, YouTube), programmatic display, and retargeting
• Drive SEO strategy across community and brand web properties, ensuring visibility in both traditional search and emerging AI-driven search experiences (ChatGPT, Perplexity, Google AI Overviews)
• Manage and optimize budgets across all communities and markets to hit cost-per-lead and cost-per-sale targets through audience segmentation strategies targeting move-up buyers, first-time buyers, and age-qualified communities
• Oversee new home listing syndication and co-op advertising with Realtor partners (Zillow, Realtor.com, NewHomeSource)
• Build and own full-funnel reporting from impression through contract, connecting media spend to sales outcomes, inclusive of corporate and division level spend
• Manage attribution modeling across online and offline touchpoints including walk-ins, phone, web, and Realtor referral
• Deliver regular performance dashboards to sales, division presidents, and executive leadership
• Partner with sales operations to optimize lead routing, follow-up cadences, and speed-to-lead within the CRM
• Align digital and lifecycle marketing that to build cohesive and dynamic experiences for prospects across the buyer journey
• Manage the martech stack including analytics platforms, tag management, and ad tech integrations
• Manage relationships with digital agencies, media buyers, and listing platform partners, inclusive of evaluating the need for an agency partner
• Collaborate closely with marketing functions, community sales managers, division marketing managers, and the creative team
What You Have:
• Proven experience managing and developing a small team
• Proficiency in Google Ads, Meta Business Manager, Google Analytics 4, and CRM platforms
• Hands-on experience with SEO strategy, including technical SEO, content optimization, and local search
• Familiarity with AI search platforms and how generative AI is reshaping search behavior and homebuyer discovery
• Strong analytical skills with the ability to connect media metrics to business outcomes
• Experience with full-funnel attribution in a long sales cycle environment
Preferred:
• Prior experience in homebuilding, real estate, or residential development
• Familiarity with new home listing platforms (NewHomeSource, BDX, Zillow New Construction)
• Experience with builder-specific CRMs (Lasso, Sales Simplicity, HubSpot)
• Understanding of new home sales processes and Realtor co-op dynamics
Your Education and Experience:
• A Bachelor's Degree in Marketing, Communication, or a related field.
• 7+ years in performance or digital marketing, with 3+ years in a director-level role.
Compensation
Century Communities (the "Company") intends to offer the selected candidate an annual base salary in the range of $130,000 to $160,000 with the potential for an annual bonus. Actual offers will be based on a variety of factors, including experience. Employees will have access to paid time off, medical, dental, vision, basic life insurance, and the Company's 401(k) plan.
