Affordable Housing Operations Director

Location: Atlanta, GA

Salary: $95,000 โ€“ $105,000


We are seeking an experienced operations leader with a strong background in affordable housing, HUD compliance, and team management to oversee daily operations for a large senior living community in Atlanta, GA.


This is a high-impact leadership role for someone who thrives in a fast-paced environment, can bring structure and accountability to operations, and is passionate about creating strong communities.


Key Responsibilities

  • Oversee daily operations across Maintenance, Business Services, and Supportive Services
  • Lead and develop onsite teams while driving operational excellence
  • Ensure compliance with HUD, Fair Housing, LIHTC, and all applicable regulations
  • Oversee certifications, recertifications, occupancy, and lease compliance
  • Assist with budgeting, financial oversight, vendor management, and capital projects
  • Support building operations, preventative maintenance, and long-term organizational growth
  • Lead cross-departmental projects and improve operational processes

Qualifications

  • Bachelorโ€™s degree in business, Real Estate, Finance, or related field REQUIRED
  • 5โ€“10 years of experience in affordable housing, property management, or operations leadership
  • Experience working in senior housing REQUIRED
  • Strong knowledge of HUD and LIHTC compliance REQUIRED
  • Proven experience managing teams and multiple departments
  • Experience with budgeting, operational planning, and financial oversight
  • Strong leadership, organization, and communication skills
  • CPM, HCCP, COS, or similar certifications are a plus
