Job Description
Owner and operator of real estate in Koreatown. We are looking to add an experienced property manager or individual with applicable skills to our management team. We are hiring for a multi-site property manager who would be required to live on-site. This position would include a free studio unit with an option to upgrade once a one bedroom unit comes available. We would love to work with a highly reliable person who can take initiative and get ahead of important daily and weekly tasks as well as be motivated to help improve management. Our company has a staff of dedicated and positive people that are supportive to our property managers. We have an open door policy and are always looking for ways to make things more efficient and productive for all.  This position includes a unit in the Koreatown area or Highland Park and is required to live on site.

Qualifications
  • Proven working experience in property management
  • High school diploma/GED required, Bachelor’s degree preferred
  • Excellent communication and sales skills
  • Experience with property management software preferred

Bilingual Spanish speaker highly preferred but open to others.

Candidate who has lived and worked in Los Angeles is highly preferred.

Manager would travel between nearby properties no more than 1.5 miles away covering as many as 140 units (3 properties). Leasing commissions are paid on top of your hourly rate and you can feel free to lease throughout our portfolio.

Building/ Tenant Management

  • Oversee, maintain, and inspect all designated buildings.
  • Respond to team call/emails in a timely manner
  • Reporting: PM Weekly Report + Checklist (due Tuesdays by 1:30pm)
  • Coordinate ongoing maintenance scheduling with tenants and bi-annual and annual inspections to comply with all relevant laws, codes, and company policies.
  • Collect, post and deposit rent checks as well as follow up on delinquent residents. Additionally, issue outstanding balance letters and deliver appropriate rent collection notices.
  • Address tenant complaints, violations, and problems. Work to enforce lease violations by documenting and posting notices as needed.
  • Be available for any walks with Notice To Comply / SCEP, health department inspectors or insurance/appraiser/brokers.
  • Prepare and maintain all tenant files and update in writing via appfolio should there be any incidents to document.
  • Confirm that the keybox, security cameras, office, laundry room, elevators, and all access doors are all in working and clean condition.
  • Ensure that the keybox is organized and has key copies of all units, office, security camera room, laundry room, elevator room, access doors, etc.
  • Meet with in-house and third-party vendors to schedule repairs.
  • Follow- up with team and vendors on pending items to complete tasks.
  • Establish and maintain relationships with tenants.
  • Maintain and log office hours each at property which can include leasing tours, posting notices, walking/inspecting entire buildings and reporting maintenance issues via appfolio. Should there be issues that require guidance, reach out to maintenance and/or upper management to assist you with next steps.
  • Auditing ledgers for accuracy and adding charges as needed.
Maintenance coordination

  • Meet with maintenance regularly to ensure work orders are addressed and closed out in a timely manner.
  • Request approval to maintenance supervisor and upper management for major repairs needing a vendor via email or text if it is a same day emergency.
  • Work with maintenance to determine what may need further attention from a vendor and discuss and contact the vendor for a quote. Submit quote to regional and upper management for approval.
Leasing/ Marketing

  • Inspect vacant units to make sure leasable units are clean of dust, debris, bugs.
  • Make suggestions that might help to make units more appealing. If there are issues with pricing, reach out to your regional to see if adjustments can be made to close a deal for a qualified and interested prospect.
  • Attract new tenants through advertising, property viewings, and encouraging referrals….making sure to repost approved ads on different leasing websites.
  • Conduct Open Houses - Set tour appointments, send appointment reminders, and send follow up email after the tour. (use template)
  • Ensure to reach out and respond to leads, applicants, and future residents in a timely manner
  • Provide access to units and leasing information to the team and 3rd party leasing agencies.
Notice to Vacate

  • As soon as a tenant expresses that they are going to move out, ask them if there’s anything we can do to keep them OR if they would be interested in transferring to a sister property. If not, place the unit on notice in Appfolio and email your regional and upper management about the notice.
  • Send tenant move out email with possible charges for outgoing tenants.
Unit Turns (Move in/ Move out Process)

  • Manage schedule of upcoming move outs and move ins via Unit Turn Board in appfolio.
  • Ensure upcoming units for move-ins are prepared for move in day and communication with future tenant is clear. Share Welcome letter.
  • Conduct Move-In inspection checklist- which tenant signs off on- and upload to tenant file on Appfolio. If tenant is not present, leave that signature line blank.
  • Walk all outgoing tenants’ units to document the condition of the unit via Snap Inspect move out inspection and upload to appfolio within 72 hours of move out.
  • Send move out email 10 days to 2 weeks before the tenant vacates so they are aware of our policies to leave the unit empty and possible deductions to deposit.
  • If unit will NOT be renovated, you will reach out to maintenance to walk the unit and set up the turn in the Unit Turn Board on Appfolio and schedule vendor(s), and maintenance and cleaning. Tenants can clean on their own but if it is not up to par, we will need to charge cleaning to deposit.
Compensation: This position is full time starting at $21/hour commensurate with experience with a $150 leasing commission for each unit you lease throughout the portfolio. This position includes a unit in the Koreatown area or Highland Park and is required to live on site.
