Role Overview:

As the Regional Maintenance Manager, your role involves overseeing the maintenance operations across multiple properties within a specific geographic region We are looking for a results-driven leader with proven experience in property management, a keen understanding of maintenance needs, and exceptional leadership qualities. Overall, your role as a Regional Maintenance Manager is pivotal in ensuring the smooth operation of multi-family apartment and home properties by effectively managing maintenance operations, optimizing resources, and maintaining high standards of quality and compliance.

Key Responsibilities:

• Team Management: You will lead a team of maintenance technicians, supervisors, and other staff members across various properties. This includes hiring, training, scheduling, and performance management.
• Maintenance Planning and Execution: Develop maintenance schedules, plans, and budgets for all properties under your jurisdiction. Ensure that regular inspections, preventive maintenance, and repairs are conducted efficiently and within budget constraints.
• Vendor Management: Coordinate with external vendors and contractors for specialized maintenance tasks such as HVAC repairs, plumbing, electrical work, landscaping, and renovations. Negotiate contracts, monitor performance, and ensure compliance with service level agreements.
• Compliance and Regulations: Stay updated on local, state, and federal regulations related to property maintenance, safety codes, and environmental standards. Ensure that all properties meet compliance requirements and implement necessary measures to address any issues.
• Budgeting and Cost Control: Work closely with the regional management team to develop annual maintenance budgets and monitor expenses. Identify cost-saving opportunities without compromising the quality of maintenance services.
• Emergency Response: Establish protocols for responding to maintenance emergencies such as floods, power outages, fire alarms, and severe weather events. Coordinate with on-site staff and external resources to minimize disruptions and ensure tenant safety.
• Quality Assurance: Implement quality control measures to maintain high standards of property upkeep and cleanliness. Conduct regular inspections to identify maintenance deficiencies and address them promptly.
• Tenant Relations: Foster positive relationships with tenants by addressing their maintenance requests in a timely manner and ensuring excellent customer service. Handle escalated maintenance issues and resolve conflicts effectively.
• Reporting and Documentation: Prepare regular reports on maintenance activities, budget variances, and key performance indicators for senior management. Maintain accurate records of maintenance work, expenses, warranties, and service contracts.
• Continuous Improvement: Identify opportunities to optimize maintenance processes, improve efficiency, and enhance the overall condition of properties. Stay abreast of industry best practices and emerging technologies in property maintenance.

Education and Experience:

• 7+ years of progressive experience in property management maintenance, with a minimum of 3 years in a regional management role.
• Proven track record of successfully implementing asset improvement strategies and achieving positive outcomes.
