Position Overview: We are currently hiring for a Service Manager position on behalf of our esteemed client. This pivotal role is geared towards upholding the physical integrity of our client’s community at all times. The Service Manager ensures a clean, well-maintained living environment for residents, visitors, and staff. Our ideal candidate is someone who is proactive, capable of anticipating and resolving property-related issues, passionate about maintaining high standards and has excellent communication skills.

Compensation:

• Hourly Rate: $25.00 - $31.00

Key Responsibilities:

• Supervise and ensure the proper maintenance of the property and grounds based on our client’s objectives.
• Safely supervise and direct maintenance staff.
• Manage the property's operating budget, including overseeing purchase orders and approvals.
• Review, prioritize, and complete work orders in a timely manner, ensuring responses within 24 - 48 hours.
• Develop schedules, coordinate, and manage the make-ready program for the property in conjunction with the property manager and staff.
• Coordinate with vendors and contractors to ensure work is completed in a timely and safe manner.
• Maintain and secure property equipment and supplies.
• Implement and manage a preventative maintenance plan.
• Conduct weekly property inspections to identify maintenance and safety issues, managing the repair process accordingly.
• Available for on-call after-hours emergencies.

Qualifications:

• A minimum of 2 years of relevant experience.
• Experience in multifamily community maintenance, including plumbing, carpentry, electrical, and painting is preferred.
• Valid Driver's License required.
• EPA or HVAC certification; CPO certification is preferred.
