CAS is currently seeking a Project Manager, Facilities Operations. This position will be located in our Columbus, OH headquarters.
Position Summary
Responsible for managing projects for the Facilities Operations Department. This includes construction, repair, maintenance, and upgrades of areas supported by Facilities Operations, including physical building and Data Center infrastructure. Primary responsibility includes include the initiation, planning, and execution of all projects plans. Secondary responsibilities include negotiating and overseeing contracts while ensuring CAS business continuity and minimal inconveniences to CAS/ACS staff.
Position Duties
The Project Manager, Facilities Operations will perform a wide range of duties that include:
- Develops and manages short and long-term facilities project plans.
- Establishes project requirements with Facilities Operations staff and/or other Departments/Divisions.
- Establishes project feasibility and constructability with engineers and architects.
- Develops and manages project budgets, executes change orders, tracks project cash flow and approves payment applications.
- Communicates and reports project progress to management. Writes monthly status reports and conduct presentations as needed. Communicates project progress to all CAS staff.
- Contracts outside professional services.
- Coordinates and oversees architectural, engineering, construction management and environmental services.
- Negotiates independent contractor services, asbestos removal services and construction services as required to complete the facilities project plan.
- Manages project close-out procedures with contractors
- Ensures compliance with federal, state and local regulations and permits, applicable codes and safety regulations including implementation of ADA, OSHA, and EPA provisions.
- Oversees construction scope and performance; review specifications, bid packages and equipment submittals; resolve construction conflicts; establish construction benchmarks and ensure quality; document construction progress.
- Assists CAS staff to fully utilize facility as needed upon completion of project.
- Oversees all mechanical, electrical, plumbing, and technical (MEPT) contractors.
- Oversees the purchasing of mechanical, electrical, plumbing, and technical (MEPT) supplies, as required, to execute on each project. Negotiates accounts and discounts with area suppliers and vendors, where applicable.
- Coordinates daily activities with Facilities leadership team to ensure completion of departmental goals including day-to-day operational requirements, on-call coverage, workflow coordination, etc.
- “Essential” staff position critical for facility support during a weather, power, or building related emergency. Must be willing to work regular on-call schedule.
Position Qualifications
- Bachelor’s Degree Business Administration, Mechanical or Electrical Engineering, Architecture
- Must maintain valid driver’s license.
- 4+ years of direct Facilities management or project experience.
- Strong communication (verbal and written) and interpersonal skills.
- Ability to negotiate and solve problems.
- Demonstrated experience with MS Office applications.
- Experience with construction project management, Data Center operations, and electrical/mechanical systems.
- Experience with architecture, office design, LEED, and structure.
- Experience with Drawing programs such as AutoCAD, CAFM, and Microsoft Project.
