GENERAL DESCRIPTION:

This full-time position will report directly to the Regional Property Manager. The job includes, but is not limited to creating and maintaining a successful market plan using: social media, Craigslist, RENTCafé, B2B, Apartments.com and other online marketing sources. Will also assist our residents with log-in issues on their online portals.

The Marketing and Leasing Specialist is responsible for coordinating all activities related to apartment rentals, move-ins and move-outs, and lease renewals. This position is also responsible for interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention.

QUALIFICATIONS:

Experience: 2-3 years or more in similar role preferred.

Equipment: Computer, copier, scanner

  • Ability to keep up with trends in social media, SEO marketing and graphic design

Requirements

ESSENTIAL JOB FUNCTIONS/RESPONSIBILITIES:
  1. Assist with the design and implementation of signage, web-based branding, collateral materials, and marketing plans.
  2. Understand and have a working knowledge of national and regional marketing platforms including Apartments.com, Affordable Housing Online, Entrata, LeaseLabs, Ellis and Chatmeter.
  3. Ensure technology feeds and integrations are in place and working correctly.
  4. Analyze leasing reports on a weekly basis to anticipate and combat downward occupancy trends.
  5. Analyze marketing reports to stay apprised of rent and marketing trends.
  6. Develop, maintain, and evaluate leasing initiatives and community promotions.
  7. Create excitement and enthusiasm for new initiatives and campaigns.
  8. Work collaboratively with leadership at all levels (VPs, RPMs, and other supervisors) to execute strategic marketing plans that achieve optimum leasing and financial performance.
  9. Assist with the development and execution of regional and local advertising/marketing campaigns and resident retention promotions.
  10. Show leadership in the use of social media and online marketing tools.
  11. Maintain communication with Regional Property Managers to anticipate and respond to marketing needs (collateral, signage, condition of models).
  12. Setup, claim, and assist with the ongoing monitoring of major social media websites and locational websites (i.e. Google, Local, Instagram, Twitter, Facebook, Foursquare, etc.) as defined by the national marketing department.
  13. Setup and review online review sites on an ongoing basis, assisting in the response to online reviews where needed.
  14. Working knowledge of Yardi Voyager 7s and RENTCafe preferred.

Frequently required to push/pull objects weighing more than 25 lbs and lift and carry objects weighing more than 25 lbs but less than 10.

Sensory:

Frequently required to read fine print, computer coding, and instructions. Must be able to speak clearly and hear and understand others using the English language.

Cognitive:

Frequently required to concentrate on moderate detail with moderate interruption. Must be able to attend to a task/function for more than 60 minutes at a time. Must be able to understand and relate to specific ideas several at a time and remember multiple tasks/assignments given to self and others over a period of several days.

Environmental Conditions:

Exposure to circulating air, computer glare from screens and overhead florescent lighting.

Equipment:

Frequently required to office equipment and computers.
