Property Manager โ€“ Industrial Properties

Real Estate Management Company

We are seeking an experienced and organized Property Manager to oversee the day-to-day operations and maintenance of a portfolio of industrial and warehouse properties. The Property Manager will be responsible for ensuring all properties are maintained in a safe, efficient, and professional manner while delivering exceptional service to tenants and ownership.

This position requires strong communication and organizational skills, experience managing vendors and contractors, knowledge of property operations and budgeting, and the ability to coordinate maintenance and capital improvement projects across multiple locations.

Key Responsibilities

Property Operations & Maintenance

  • Oversee the daily operations and maintenance of industrialย properties.
  • Ensure all building systems are operating efficiently, including:
    • Electrical systems
    • Plumbing
    • Fire and life safety systems
    • Lighting
    • Dock equipment and overhead doors
    • Parking lots and exterior grounds
  • Conduct regular property inspections to identify maintenance, operational, and safety concerns.
  • Coordinate preventative maintenance programs for all assigned properties.
  • Respond to after-hours emergencies as needed.

Vendor & Contractor Management

  • Hire, supervise, and evaluate outside vendors and contractors.
  • Obtain and review proposals and negotiate service agreements.
  • Ensure vendors comply with company standards, insurance requirements, and safety regulations.
  • Monitor the quality and timely completion of contracted work.

Tenant Relations

  • Respond promptly to tenant maintenance requests and operational concerns.
  • Maintain positive tenant relationships through professional and responsive customer service.
  • Coordinate tenant improvement projects and move-in/move-out activities as needed.

Financial & Administrative Responsibilities

  • Review and approve maintenance-related invoices and expenses.
  • Track repairs, maintenance costs, and capital expenditures.
  • Assist with budgeting, bidding, and planning for capital improvement projects.
  • Maintain accurate property and vendor records.

Compliance & Safety

  • Ensure properties comply with all local, state, and federal regulations.
  • Coordinate required inspections and certifications, including fire and elevator inspections.
  • Assist in implementing emergency response and safety procedures.

Qualifications

  • 3โ€“7+ years of commercial property management experience, preferably with industrial or warehouse properties.
  • Experience managing vendors, contractors, and service agreements.
  • Strong understanding of building operations and maintenance practices.
  • Proficiency in Microsoft Office and property management software.
  • Excellent organizational, communication, and problem-solving skills.
  • Valid driverโ€™s license and reliable transportation.

Preferred Qualifications

  • Experience managing multiple industrial properties.
