Maxus Properties is seeking a Property Manager for Pinnacle Woods Apartments in Lawrence, Kansas.ย 

Position Summary

The Property Manager is responsible for the overall operational, financial, and physical performance of the community. This role leads onsite team members, drives occupancy and revenue goals, ensures compliance with company policies and Fair Housing regulations, and maintains a high standard of resident experience and property condition. The Property Manager oversees daily operations including leasing performance, financial management, team development, and vendor coordination to ensure the community operates efficiently and meets ownership expectations.

Key ResponsibilitiesOperational Leadership
  • Oversee daily property operations to ensure efficiency, organization, and compliance with company policies
  • Provide leadership and direction to leasing, maintenance, and administrative team members
  • Ensure exceptional customer service standards are maintained across all resident and prospect interactions
  • Maintain strong communication with the Regional Manager regarding property performance and operational needs
Financial Performance & Budget Management
  • Manage the property budget, including monitoring revenue, expenses, and financial reporting
  • Analyze occupancy trends, leasing performance, and market conditions to support revenue growth
  • Oversee rent collections, delinquency management, and payment plan coordination
  • Assist with annual budget preparation and implement cost-control strategies where appropriate
Leasing & Revenue Strategy
  • Partner with the leasing team to drive occupancy and revenue goals
  • Monitor leasing performance, traffic trends, closing ratios, and marketing effectiveness
  • Ensure pricing, availability, and leasing strategies align with market conditions and company goals
Team Leadership & Development
  • Recruit, train, and develop onsite team members to support a high-performing community
  • Conduct regular team meetings and provide ongoing coaching and performance feedback
  • Promote a collaborative, accountable, and positive team culture
  • Ensure all team members understand operational expectations, policies, and compliance standards
Compliance & Risk Management
  • Ensure compliance with Fair Housing laws, company policies, and regulatory requirements
  • Maintain accurate and unbiased documentation and reporting in property management systems
  • Oversee file compliance, lease documentation, and operational procedures
  • Address resident concerns and resolve escalated issues professionally and efficiently
Maintenance & Vendor Management
  • Oversee property condition and coordinate with the Maintenance Supervisor on service standards, inspections and preventative maintenance
  • Ensure the community meets cleanliness, safety, and curb appeal standards
  • Manage vendor relationships and ensure services are performed according to contract and company expectations

QUALIFICATIONS: ย 

  • A high school diploma or equivalent is required
  • A current driver's license is required
  • CAM preferred
  • Three to five years of property management experience, preferably in a supervisory role, is required
  • Three to five years of RealPage or equivalent property management software is required
  • Familiarity with Fair Housing and commitment to abiding by all Fair Housing regulations is required
