Job description

Commercial Property Manager – Retail Portfolio

We are partnering with a well-established commercial real estate company seeking an experienced Property Manager to join its growing team.

This is an excellent opportunity for someone who enjoys being close to the properties, tenants and business rather than working within a large, highly layered organization. You'll take ownership of an established portfolio of retail shopping centers and work closely with a collaborative team across property management, asset management and accounting.

This is a full-time, onsite position in Newport Beach with regular visits to properties throughout Southern California and occasional travel to out-of-state properties. The existing portfolio includes centers in Southern California, Colorado and New Mexico.

What You'll Do

You'll be responsible for the day-to-day management and financial performance of a portfolio of retail properties, including:

  • Serve as the primary point of contact for tenants and build strong, responsive relationships
  • Oversee property operations, maintenance, vendors, contractors and service providers
  • Conduct regular property inspections and coordinate repairs and capital projects
  • Manage tenant move-ins, move-outs and important lease dates
  • Review and interpret leases, amendments and CC&Rs
  • Prepare annual property budgets and NNN estimates
  • Complete CAM, insurance and real estate tax reconciliations
  • Review property financials, general ledger activity and budget variances
  • Code and approve property-related invoices
  • Monitor tenant accounts, collections and other lease obligations
  • Coordinate insurance, vendor compliance and property inspections
  • Partner closely with accounting and asset management
  • Assist with occasional shopping-center events and special projects

The original role gives this person meaningful responsibility for budgets, NNN estimates, CAM/insurance/tax reconciliations, collections and property financial reporting—not simply facilities coordination.

What We're Looking For

  • 3+ years of commercial retail property management experience required
  • Direct experience managing shopping centers or multi-tenant retail properties
  • At least 2 years of hands-on experience with annual budgets and CAM reconciliations
  • Strong understanding of leases, NNN expenses and tenant responsibilities
  • Experience managing vendors, contractors and property maintenance
  • Strong financial and analytical skills
  • Excellent organization and attention to detail
  • Professional, responsive communication style with tenants and internal teams
  • Ability to work independently while being part of a close-knit team
  • Microsoft Excel, Word and Outlook proficiency
  • QuickBooks experience is a plus
  • California Real Estate License is a plus
  • Valid driver's license and ability to travel to properties as needed
