Property Maintenance Engineer

Full-Time | On-Site | Mon - Thurs, Fri conditional. On Call

We are seeking a reliable, hands-on Maintenance Technician to support daily property operations and ensure a safe, well-maintained community. Regular attendance is required and may include after-hours and weekend responsibilities.  This is a professional position for prompt employees.

Daily Responsibilities

  • Clock in/out onsite and follow dress code policy
  • Meet with Community Manager to review service requests and daily priorities
  • Complete service orders within 24–48 hours (outside inspections)
  • Document and close work orders in Rent Manager with detailed notes
  • Walk buildings, grounds, and common areas daily; remove trash and report issues
  • Order supplies in compliance with budget guidelines
  • Provide professional, courteous service to residents and prospects
  • Follow OSHA, ADA, Fair Housing, and company policies at all times

Weekly Responsibilities

  • Maintain organized inventory of parts and materials
  • Manage lock rotation and key control
  • Participate in inspections
  • Supervise and assist vendors onsite
  • Secure vacant units and control utility costs

Monthly Responsibilities

  • Perform preventative maintenance
  • Complete required Grace Hill training
  • Attend meetings as directed
  • Assist with court-ordered set-outs if necessary

Quarterly Responsibilities

  • Obtain bids for capital improvements
  • Review and implement updated policies and procedures
  • Update site maintenance information in Rent Manager

Technical Duties (As Needed)

  • Snow and ice removal
  • Troubleshoot appliances, HVAC systems, and water heaters
  • Repair drywall, fixtures, lighting, switches, and outlets
  • Complete unit turns within 14 days (including trash removal)
  • Repair plumbing fixtures, disposals, screens, glass, blinds, and smoke alarms
