Understanding these distinctions helps job seekers and employers find the right fit for their needs.

What are Title Processors?

Title Processors are professionals who handle the documentation and administrative tasks related to real estate transactions, ensuring that property titles are clear and ready for transfer between buyers and sellers. They review legal documents, verify ownership, check for liens or claims against the property, and coordinate with lenders, realtors, and attorneys throughout the closing process. Their work helps prevent legal issues by making sure the title is free of encumbrances before a sale is finalized.

What jobs pay 500,000 a year in the US?

While most Title Processor roles do not pay $500,000 annually, high-level executive positions in finance, law, or technology can reach or exceed this income level, often requiring advanced degrees, extensive experience, and specialized skills. Such roles typically involve leadership, strategic decision-making, and may include bonuses or profit sharing that contribute to total compensation.

What does a title processor do?

A title processor reviews and prepares property titles for transfer or sale by verifying legal descriptions, checking for liens or encumbrances, and ensuring accuracy. They often use title management software and work closely with title agents, real estate professionals, and legal documents to facilitate clear property ownership records.

What are some common challenges a Title Processor may face when managing multiple real estate transactions simultaneously?

Title Processors often juggle several transactions at once, which can present challenges such as keeping track of tight deadlines, managing document accuracy, and ensuring compliance with local and federal regulations. Staying organized and maintaining clear communication with lenders, realtors, and clients is crucial to prevent delays or errors. Utilizing title processing software and setting up efficient workflows can help manage these demands and ensure smooth closings.

How much do title company processors make?

Title processors typically earn between $30,000 and $50,000 annually, depending on experience, location, and the size of the company. They handle document review and title searches, often working in an office environment with standard business hours.

  • Order title searches, mortgage payoffs, HOA/condo documents, tax certifications, and other required items

  • Independently clear title issues and perform title curative work for Virginia, Maryland, and DC transactions

  • Prepare and balance Closing Disclosures (CDs), ALTA Settlement Statements, and closing packages accurately and efficiently

  • Coordinate directly with lenders, real estate agents, attorneys, buyers, and sellers throughout the transaction process

  • Ensure all lender conditions and title requirements are satisfied prior to closing

  • Coordinate signing appointments and communicate timelines proactively

  • Manage recording through Simplifile or similar eRecording platforms

  • Issue final title policies and endorsements in a timely manner

  • Maintain organized digital files and monitor communications efficiently

  • Handle multiple files simultaneously while maintaining accuracy, responsiveness, and professionalism under tight deadlines

Qualifications

  • Minimum 5 years of recent title processing experience required

  • Strong experience processing residential real estate transactions in Virginia, Maryland, and Washington, DC

  • Proven experience handling title clearance and curative matters independently

  • Extensive knowledge of Closing Disclosures, ALTA Settlement Statements, title insurance procedures, and lender requirements

  • Strong proficiency in Qualia is strongly preferred

  • Experience with eRecording platforms such as Simplifile preferred

  • Ability to manage a high-volume pipeline with minimal supervision

  • Exceptional organizational, multitasking, and time management skills

  • Strong verbal and written communication skills

  • Professional, solutions-oriented mindset with strong attention to detail

  • Active VA or MD Title Producer License preferred

  • Multi-state processing experience strongly preferred

  • Bilingual candidates are a plus

What We’re Looking For

We are seeking a processor who is experienced, dependable, proactive, and calm under pressure. Someone who understands how to keep transactions moving, communicate effectively with all parties involved, and solve problems efficiently while maintaining professionalism at every stage of the closing process.

The right candidate values teamwork, thrives in a collaborative office environment, and takes pride in delivering a smooth and organized closing experience for clients and referral partners alike.

Compensation & Benefits

  • Salary based on experience

  • Performance-based bonus opportunities

  • Health insurance

  • Paid time off after one year of employment and accrues after date of employment. Paid holidays after 90 days.

  • Stable, collaborative in-office work environment

  • Long-term growth opportunity within a growing DMV settlement company

Qualified candidates should submit a resume along with a brief overview of their title processing experience, software proficiency, licensing status, and states processed.
