Position Summary

A growing, professionally managed vacation rental platform operating in premier U.S. resort destinations is seeking a highly analytical, technology-forward Revenue Manager to lead pricing strategy, demand optimization, and revenue performance across a multi-market portfolio of luxury and upper-upscale homes.

This role is responsible for maximizing Gross Booking Value (GBV), Net Accommodation Revenue (NAR), and owner returns through strategic rate management, channel optimization, AI-driven pricing, and advanced automation. The Revenue Manager will own the company’s dynamic pricing infrastructure, with a strong emphasis on full-system optimization within Wheelhouse, and will work cross-functionally with Marketing, Distribution, Operations, and Owner Relations to drive portfolio-wide performance and measurable revenue growth.

The ideal candidate combines deep vacation rental expertise with advanced knowledge of Guesty, Wheelhouse strategy configuration, AI-enabled pricing systems, and Airbnb optimization.

Key Responsibilities

Revenue Strategy & Yield Management

  • Develop and execute dynamic pricing strategies across multiple resort markets

  • Optimize ADR, occupancy, and overall revenue performance across the portfolio

  • Build market-specific pricing structures, seasonal frameworks, and demand models

  • Identify and capitalize on compression nights, local events, and seasonal demand shifts

  • Establish portfolio and market-level revenue performance targets

Technology & Systems Management

  • Own and optimize revenue settings and reporting workflows within Guesty

  • Manage full configuration and pricing optimization within Wheelhouse

  • Ensure seamless integration between Wheelhouse outputs and distribution channels

  • Implement and test automation tools and AI-driven pricing systems

  • Maintain pricing consistency and channel alignment across OTAs and direct channels

Channel & Distribution Optimization

  • Manage revenue performance across Airbnb, Vrbo, Booking.com, and direct booking channels

  • Optimize Airbnb pricing rules, minimum stay logic, and listing performance

  • Analyze channel mix, cost of acquisition, and profitability by booking source

  • Adjust pricing strategies based on channel performance and demand patterns

  • Monitor platform algorithm changes impacting listing visibility

Forecasting & Reporting

  • Produce weekly and monthly revenue performance reports

  • Build rolling 30, 60, and 90-day demand forecasts

  • Conduct competitive benchmarking and compset analysis

  • Monitor booking pace, booking window shifts, and cancellation trends

  • Present pricing recommendations and performance insights to leadership

Cross-Functional Collaboration

  • Provide revenue insights and strategy recommendations to the Owner Relations team

  • Support new property onboarding with launch pricing strategies and ramp-up models

  • Partner with Marketing on promotions, campaigns, and demand generation initiatives

  • Work with Operations on availability strategy and length-of-stay controls

Qualifications

Required Experience

  • 3 to 7+ years of revenue management experience within vacation rentals

  • Advanced hands-on expertise with Wheelhouse and Guesty

  • Proven success managing dynamic pricing strategies across large property portfolios

  • Experience optimizing listings and revenue performance on Airbnb

  • Experience managing properties across multiple resort markets

  • Advanced analytical and revenue modeling skills using Excel or Google Sheets

Preferred Experience

  • Experience implementing AI-driven revenue tools and automation workflows

  • Familiarity with OTA algorithm behavior and search ranking dynamics

  • Multi-market portfolio management experience

  • Knowledge of U.S. resort demand cycles including beach, mountain, and ski destinations

  • Experience with SQL, BI tools, or dashboard reporting platforms
