The Opportunity


Manages the day-to-day operations of an assigned property including managing the team members, daily activities, and resources of the property to achieve established budgeted financial and operational goals and ensures that the operation of the property complies with CVL policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and other laws and regulations governing multi-family housing operations.


Key Responsibilities


Strategic

ยท Collaborate with the Regional team to set financial and resident satisfaction goals. Analyzes market trends to identify potential risks and develops mitigation strategies.

ยท Assists in meeting targeted revenues by recommending rent rates, and cost-cutting measures. Controls expenditure by staying within the constraints of the approved budget.

ยท Assists in managing the Regional Manager relationship by meeting regularly, conducting property tours, providing updates and information about the propertyโ€™s performance, and responding to requests as needed.


Leadership

ยท Leads, motivates, and mentors property teams to achieve goals while fostering a culture of professionalism and resident care. Provides training and guidance, regular meetings with property teams and leadership to ensure compliance with CVL policies and performance expectations.

ยท Promotes resident satisfaction and retention by responding to complaints, questions, and requests in a timely manner, and taking appropriate action to resolve and address service issues. Ensures the propertyโ€™s maintenance team members comply with the Companyโ€™s standards with respect to responding and completing resident service requests.

ยท Property Manager Supervises and trains property staff, and manages their performance in accordance with CVL policies, values, and business practices. Assists in interviewing, hiring, and orienting new employees.


Financial

ยท Ensure properties optimize revenue, control costs, and meet financial goals by tracking expenses, rental income, and tenant satisfaction.

ยท Provides input into the development of budget(s) for the property by analyzing and evaluating financial statements, reviewing current and projected marketing information, and accessing operational reports that establish historic and predict performance patterns.


Property

ยท Ensure properties meet company standards through routine inspections, addressing maintenance and safety concerns. Communicates capital needs to operations and assists in planning and managing improvement projects.

ยท Ensuring rent and fees are collected and posted in a timely manner, making financial bank deposits, and preparing and reviewing monthly financial status reports.

ยท Oversees the lease enforcement process by approving prospective resident applications, discounts, renewal leases, ensure proof of renters insurance, conducts periodic apartment inspections, follows proper notice requirements, evicts residents, and imposes and collects late fees and other charges as allowable and stated in the terms of the lease.

ยท Conducts regular property inspections and takes appropriate actions to ensure that the physical aspects of the property, grounds, buildings, and amenities meet established standards for safety, cleanliness, and general appearance and appeal.


Administrative

ยท Approves invoices from vendors, contractors, and service providers for payment by reconciling work performed or products purchased, ensuring validity of certificates of insurance, and managing communication between the vendor/contractor.

ยท Gathers, analyzes, and interprets current market and economic trends that may impact the property and implements short- and long-range marketing and leasing strategies to achieve the propertyโ€™s occupancy and revenue goals.

Requirements:

Job Requirements:

  • Have good knowledge of troubleshooting techniques in order to determine exact problems and resolve them accordingly. Interpersonal skills to interact with employees or residents of the buildings in a pleasant and professional manner.
  • Proven experience as a Property Manager or similar role managing multiple properties.
  • Strong organizational skills and ability to prioritize tasks in a fast-paced environment.
  • Excellent problem-solving, negotiation, and communication skills.
  • Proficient in property management software (AppFolio), Microsoft Office Suite, Google Workspace, and online marketing platforms.
  • Knowledge of property regulations, lease management, and maintenance protocols.
  • Ability to work independently as a self-starter with minimal supervision.
  • High level of professionalism, integrity, and accountability.
  • Valid driverโ€™s license and reliable transportation.
