Job description

Position Summary
Bell Properties is seeking a freelance Business Development Representative to assist with identifying, pursuing, and securing new commercial and large multifamily property management clients.This role is focused on expanding Bell Properties' portfolio by developing relationships with commercial property owners, multifamily property owners, investors, asset managers, developers, family offices, brokers, and other decision-makers who may require professional property management services.The Business Development Representative will operate independently, set his own schedule, determine his own methods of prospecting, and work at his own pace. Bell Properties will provide access to a company email account and Bell's CRM platform, LeadSimple, for business development tracking and communication purposes. Except for those limited tools, the contractor will be responsible for his own work resources, equipment, transportation, workspace, and business expenses unless otherwise approved in writing.
Primary Objective
The primary objective of this freelance position is to generate qualified leads and new management opportunities for Bell Properties, with a focus on:
  • Commercial properties;
  • Office buildings;
  • Retail centers;
  • Industrial or mixed-use assets, if applicable;
  • Large multifamily communities;
  • Affordable housing and market-rate multifamily properties;
  • Property owners and investors seeking professional third-party management.

Key Responsibilities
The Business Development Representative may perform the following services:
  • Identify prospective commercial and multifamily property management clients.
  • Research ownership groups, investors, asset managers, and decision-makers.
  • Conduct outreach through email, phone, networking, LinkedIn, referrals, industry relationships, and other appropriate business development methods.
  • Introduce Bell Properties' property management services to prospective clients.
  • Develop and maintain relationships with owners, investors, brokers, lenders, developers, and real estate professionals.
  • Enter prospects, notes, tasks, follow-ups, and deal activity into LeadSimple.
  • Coordinate qualified introductions between prospective clients and Bell Properties leadership.
  • Assist in scheduling introductory meetings, calls, site tours, and proposal discussions.
  • Provide basic information regarding Bell Properties' services, experience, and management capabilities.
  • Support the transition from lead generation to proposal development by gathering preliminary property information.
  • Maintain professional communication consistent with Bell Properties' brand and standards.
  • Provide periodic updates on business development activity, qualified leads, and pending opportunities.

Target Clients and Opportunities
The representative will focus on prospective clients including, but not limited to:
  • Commercial property owners;
  • Multifamily property owners;
  • Affordable housing owners and operators;
  • Real estate investors;
  • Asset management firms;
  • Developers;
  • Family offices;
  • Receivers, attorneys, and fiduciaries;
  • Brokers and referral partners;
  • Institutional and private ownership groups.

Independent Contractor Relationship
This position is intended to be a freelance independent contractor role. The Business Development Representative will not be an employee of Bell Properties and will not be entitled to employee benefits, paid time off, workers' compensation coverage through Bell Properties, unemployment benefits, or other employee-related benefits unless required by applicable law or agreed to in writing.The representative will:
  • Set his own schedule;
  • Determine the manner and method of performing the services;
  • Work independently and without day-to-day supervision;
  • Use his own equipment, phone, computer, workspace, transportation, and general business resources;
  • Be responsible for his own taxes, expenses, insurance, licenses, and business obligations;
  • Not have authority to bind Bell Properties to any agreement unless expressly authorized in writing;
  • Not represent himself as an employee, officer, partner, or legal agent of Bell Properties;
  • Not make promises, pricing commitments, contract commitments, or service guarantees on behalf of Bell Properties without prior written approval.

Bell Properties may provide limited access to a company email address and LeadSimple CRM solely for the purpose of tracking business development activities, maintaining continuity of client communications, and protecting company records.
Tools and Access Provided
Bell Properties may provide:
  • Bell Properties email account;
  • Access to Bell's LeadSimple CRM;
  • Approved marketing materials or company information;
  • Direction regarding Bell's service offerings, target client profile, and proposal process.

Bell Properties will not provide, unless separately agreed in writing:
  • Office space;
  • Computer equipment;
  • Mobile phone;
  • Vehicle;
  • Mileage reimbursement;
  • Administrative staff;
  • Paid advertising budget;
  • Employee benefits;
  • Guaranteed hours;
  • Guaranteed compensation other than any agreed commission or fee structure.

Requirements

  • Ability to communicate professionally with owners, investors, brokers, and executives.

  • Ability to identify qualified opportunities and move prospects toward introductory meetings.

Performance Expectations
Success in this role will be measured by results, including:
  • Qualified leads generated;
  • New owner/client introductions;
  • Meetings scheduled with decision-makers;
  • Management opportunities entered into LeadSimple;
  • Proposals requested or issued;
  • New commercial or multifamily management contracts secured;
  • Quality and consistency of prospecting activity;
  • Professional representation of Bell Properties.

Compensation
Compensation will be determined by a separate written agreement and may include commission, referral fees, success fees, or another agreed freelance compensation structure.No compensation structure shall authorize the representative to bind Bell Properties or enter into management agreements on behalf of the company without written approval from Bell Properties leadership.
Confidentiality and Company Information
The representative may have access to confidential business information, client information, prospect information, CRM records, proposal materials, pricing information, and company data. All such information must be kept confidential and used only for the purpose of performing approved business development services for Bell Properties.All leads, CRM records, company email communications, proposal materials, client communications, and business development records created or maintained through Bell Properties systems shall remain the property of Bell Properties.
Authority Limitation
The Business Development Representative may introduce Bell Properties to prospective clients and assist in developing opportunities. However, the representative does not have authority to:
  • Sign contracts on behalf of Bell Properties;
  • Approve pricing or management fees;
  • Modify proposal terms;
  • Commit Bell Properties to any service obligation;
  • Hire staff or vendors;
  • Make legal, insurance, financial, or operational commitments;
  • Represent Bell Properties in a manner inconsistent with company direction.

All final proposals, pricing, agreements, and commitments must be reviewed and approved by Bell Properties leadership.
Position Purpose
This freelance role is designed to support Bell Properties' growth strategy by expanding its commercial and large multifamily management portfolio throughout California through relationship-based business development, targeted prospecting, and qualified client introductions.
