Job description

SUMMARY
ModernControls is seeking a results-driven Contract Sales Representative to support the growth of our service business through the sale of maintenance agreements, service contracts, and retrofit opportunities.
This role focuses on developing new business while maintaining strong relationships with existing customers. The ideal candidate is comfortable in a fast-paced environment, understands HVAC/building systems, and can effectively communicate value-driven service solutions to customers.
Essential Functions & Responsibilities
  • Work effectively in a team selling environment. Culture is everything!
  • Travel within assigned territory to meet new and existing customers in commercial and industrial facilities
  • Prospect, cold-call, and network to develop new service contract opportunities
  • Generate and qualify leads for maintenance agreements, inspections, and repair services
  • Conduct site visits to assess customer needs and identify service opportunities
  • Develop and present proposals for preventative maintenance agreements and service contracts
  • Negotiate pricing, scope, and contract terms with decision-makers to close sales
  • Build and maintain strong relationships with customers, vendors, and internal teams
  • Coordinate with Service and Operations teams to ensure proper contract execution
  • Follow up on open proposals and maintain a strong sales pipeline
  • Maintain accurate records of leads, opportunities, and accounts within CRM systems (e.g., BidTracer or equivalent)
  • Collaborate with other business units to identify cross-selling opportunities (BAS, mechanical projects, retrofits)
  • Support renewal efforts to retain and grow existing maintenance agreements
  • Participate in training, sales meetings, and business development initiatives
  • Achieve or exceed assigned revenue, margin, and contract growth targets

Requirements
Qualifications

Preferred Knowledge/Skills, Education and Experience:
  • High School Diploma or GED required; Bachelor's Degree in Business, Engineering, or related field preferred
  • 2-5 years of experience in HVAC, mechanical services, building automation, or service sales
  • Experience selling maintenance agreements, service contracts, or technical solutions in a commercial/industrial environment
  • Working knowledge of HVAC systems, building automation systems, and mechanical equipment
  • Familiarity with BAS platforms such as Johnson Controls, Siemens, or Honeywell (preferred)
  • Proficiency in Microsoft Office (Excel, Word, Outlook) and CRM systems (e.g., BidTracer or similar)
  • Strong understanding of sales processes including prospecting, pipeline management, and closing
  • Ability to read and interpret basic construction drawings, MEP plans, and service scopes
  • Strong communication, negotiation, and relationship-building skills
  • Financial acumen with an understanding of pricing, margins, and contract structures
  • Highly organized with the ability to manage multiple accounts and priorities
  • Self-motivated, goal-oriented, and able to work independently
  • Valid driver's license with a clean driving record
  • Ability to travel regularly within assigned territory
