Job description

Abaris Real Estate Management is actively seeking a skilled and experienced On-Site Condominium Manager for Potomac Oaks Condominium, a well-established community consisting of more than 500 garden-style condominium units in Gaithersburg. The property offers expansive green areas, mature landscaping, a swimming pool, tennis courts, and a central boiler plant.


This full-time onsite management role is responsible for directing the community’s day-to-day operations, maintenance, personnel, and vendor relationships. The onsite staff currently includes an Assistant Manager and two Maintenance Technicians.


The position offers compensation up to $95,000 per year, depending on experience, along with a comprehensive benefits package that includes health insurance, paid holidays, and vacation time.

Responsibilities:
  • Oversee the overall operation and physical condition of the property, including building systems, grounds, and common areas
  • Supervise and support onsite staff to ensure efficient daily operations
  • Manage vendors and contractors, including scheduling, performance oversight, and service quality
  • Conduct routine inspections of buildings and key systems, including the central boiler plant
  • Coordinate maintenance, repairs, and capital improvement projects from start to completion
  • Serve as the primary on-site point of contact for residents and the Board of Directors
  • Attend and participate in Board meetings, offering operational insights and recommendations
  • Monitor property needs and recommend improvements to enhance performance and resident satisfaction
  • Respond to and manage after-hours emergencies, including leaks, fires, and critical system failures

Qualifications:
  • Prior condominium management experience required
  • Must hold at least one professional certification: CMCA, AMS, or PCAM
  • Strong knowledge of building systems and vendor management practices
  • Excellent communication and organizational skills
  • Proven ability to independently manage a large, complex condominium community
