THE OPPORTUNITY


Fifteen Group Capital is seeking an Acquisition Analyst to support the firm’s investment and acquisitions team across deal sourcing, underwriting, market research, and transaction execution. This is a junior role designed for a driven, analytically strong professional who is early in their real estate career and eager to develop deep expertise in acquisitions and investment strategy.

You will work directly alongside the Acquisition Associate and Director of Investments on live deals from day one — building financial models, researching markets, preparing investment materials, and supporting due diligence across Florida, California, and Texas. WHAT YOU'LL DO


Financial Underwriting & Modeling

  • Build and maintain financial models for acquisition opportunities including cash flow projections, return calculations, and sensitivity analyses.
  • Assist with underwriting value-add business plans including renovation cost assumptions, rent growth projections, and exit strategies.
  • Analyze rent rolls, T-12 operating statements, and historical financial performance for target acquisitions.
  • Support modeling of debt structures, joint venture waterfalls, and capital stack scenarios under the direction of senior team members.
  • Maintain and update underwriting templates and model libraries to support deal team efficiency.

Market Research & Deal Screening

  • Conduct submarket research and competitive analysis across Florida, California, and Texas to support investment thesis development.
  • Screen inbound acquisition opportunities against investment criteria and prepare initial deal assessment summaries.
  • Compile market data, transaction comps, and supply/demand analysis using CoStar, RealPage, Yardi Matrix, and other platforms.
  • Monitor target markets for on-market and off-market opportunities and track competitive transaction activity.
  • Assist in the preparation of market intelligence reports and acquisition strategy materials for senior leadership.

Due Diligence Support

  • Support the due diligence process for acquisitions under contract, including document collection, organization, and review.
  • Assist with coordination of third-party reports including property condition assessments, environmental studies, and appraisals.
  • Review and summarize lease files, service contracts, and operating agreements under senior guidance.
  • Assist with physical property inspections and help prepare site visit notes and due diligence summaries.

Investment Materials & Reporting

  • Assist in the preparation of investment committee memoranda, deal presentations, and lender packages.
  • Compile and maintain deal pipeline reports, transaction tracking logs, and broker contact databases.
  • Support preparation of offering memoranda, marketing materials, and disposition packages as directed.
  • Assist with investor reporting and portfolio performance summaries as needed.

Team & Administrative Support

  • Provide analytical and organizational support to the Acquisition Associate and Director of Investments across all active deals and projects.
  • Manage deal files, data room organization, and transaction documentation to ensure accuracy and accessibility.
  • Assist with scheduling property tours, broker meetings, and due diligence site visits.
  • Support general investment team operations and take on special projects as assigned by senior leadership.


WHAT WE'RE LOOKING FOR


Experience & Education

  • 1–3 years of experience in real estate acquisitions, investment banking, commercial real estate brokerage, or a related analytical role. Recent graduates with strong internship experience will be considered.
  • Foundational understanding of real estate financial analysis, valuation, and investment principles.
  • Bachelor’s degree in Finance, Real Estate, Economics, Business Administration, or a related field required.
  • Exposure to multifamily or commercial real estate transactions preferred.
  • Internship or work experience in a real estate investment, private equity, or financial services environment a strong plus.

Skills & Strengths
