Theย Acquisitionsย Managerย willย helpย leadย the sourcing, underwriting,ย andย structuringย of investments forย Evergreenโ€™s Attainable Housing investment strategy. Thisย strategyย focusesย onย acquiring, preserving, and managingย affordable and attainable housing for working households while delivering strong risk-adjusted returns for investors.ย Target investmentsย will be characterized by the following:ย ย 

  • Naturally Occurring Affordable Housingย (โ€œNOAHโ€)ย assets (older properties that are typically market-rate but priced below new Class A product making them affordable for residents making between 60% and 120% AMI).ย ย 

  • Rent restricted/subsidized housing assetsย withย aย โ€œregulatoryโ€ value-add opportunity.ย ย 

  • Market rate assets where rents can be restrictedย to preserve affordabilityย in exchange for economic benefit.ย ย ย 

The position requiresย the candidate be a self-starter with a strong drive to generate proprietary deal flow,ย strong real estate investmentย expertise, financial modeling skills, and aย basicย understanding of housing affordability dynamics, public-private partnerships, and impact-orientedย investing.ย ย 

Key Responsibilitiesย 

Investment Sourcing & Originationย 

  • Exhibit a strong โ€œhunterโ€ mentality with a willingness to pursue opportunities through persistent outreach and follow-up.ย ย 

  • Drive new deal flow through proactive prospecting, cold outreach, and direct ownerย engagement.ย ย 

  • Relentlessly pursue new acquisition opportunities in competitiveย marketsย 

  • Buildย relationships withย owners, operators, municipalities, and housing agencies.ย ย 

  • Maintain a pipeline ofย attainableย housing opportunities aligned withย investmentย strategy.ย ย 

Financial Analysis & Underwritingย ย 

  • Lead underwriting of potential investments including financial modeling, market analysis, and risk assessment.ย ย 

  • Evaluate deal structures including equity, preferred equity, and joint venture structures.ย ย 

  • Prepare investment memoranda and present opportunities to theย Evergreen ISG.ย ย 

Fund & Portfolio Managementย ย 

  • Work withย assetย management team toย monitorย and manage portfolio investments including performance tracking, reporting, and asset strategy.ย ย 

  • Work withย assetย management team toย optimizeย financial and social outcomes.ย ย 

  • Track key impact metrics such as affordability levels, tenant income bands, and rent-to-income ratios.ย ย 

Capital & Investor Relationsย ย 

  • Support capitalย raisingย byย helping toย prepareย investmentย materialsย for individual deals, investor presentations, and performance reports.ย ย 

  • Respond to investor due diligence requests.ย ย 

  • Participate in investor meetings and fundraising efforts as needed.ย ย 

Partnerships &ย Policy Engagementย 

  • Inย alignmentย with Evergreenโ€™s Vice President of Public Partnerships, coordinate with public agencies, housing authorities, and nonprofit partners.ย ย 

  • Evaluate subsidy programs, tax incentives, and financing structuresย includingย tax-exempt bonds, housing trust funds, and Opportunity Zones.ย ย 

Market Research & Strategyย ย 

  • Analyze housing affordability trends, supply constraints, and demographic driversย across Evergreenโ€™s footprint andย identifiedย target investment markets for attainable housing strategy.ย ย 

  • Helpย identifyย innovative financing solutions to scaleย attainableย housingย investmentย platform.ย ย 

Education & Experienceย 

  • Bachelor's degree in real estate, Finance, Economics, Urban Planning,ย or relevantย field.ย ย 

  • 5+ years of experience in real estate investments, private equity, development,ย or finance.ย ย 

  • Experience withย market rateย housing or affordable housing financingย structure is a plusย ย 

Skillsย 

  • Strong relationship-building and communication skillsย ย 

  • Advanced financial modeling and underwriting skills.ย ย 

  • Experience with dealย negotiation and deal structuring.ย ย
