Job Description
The Service Coordinator must be well versed in vendor and client relations and adhere to strict time schedules. This is a full time, permanent, in-office position. Range of maintenance knowledge, including but not limited to; general handyman skills, electrical, plumbing, carpentry, dry walling, landscaping, and HVAC a large plus.  This position will be responsible for timely and complete work to the standards of the Real Property Management of the Triad organization.
 RESPONSIBILITIES
  • Manage work order service request through the pipeline, ensuring all service requests are properly maintained in property management software system

  • Manage service request to completion with notes, documents, vendor invoices, and photos as applicable
  • Troubleshoot service requests to determine level of maintenance needed.
  • Provide continuing communication with tenants and vendors, for purpose of scheduling appointments, status updates, and following up on completion of work orders in a timely manner
  • Promptly respond, pursue and resolve customer and vendor issues
  • Maintain accurate maintenance records across multiple platforms if needed
  • Maintain the established customer service standards for both owners and tenants 
  • Assist answering service with after-hours emergency maintenance issues 
  • Work cooperatively and collaboratively with all levels of employees, management, and external agencies to maximize performance, creativity, problem solving, and results
QUALIFICATIONSThe Service Coordinator is highly organized with strong time management skills and an understanding of prioritization. Highly driven to provide customer service while maintaining a professional demeanor.
  • Must have excellent technical skills, and computer skills including Microsoft office, email and internal software systems
  • Written and verbal communication skills:-prepare, write and communicate effectively with others
  • Five (5) years’ experience in maintenance management or suitable experience in residential repairs -preferred
  • Two (2) years minimum experience in administrative support
  • Will Train suitable candidate
  • General maintenance and repair knowledge, and local area knowledge
  • Highly detail oriented and organized in work 
  • Comprehension of time management and sense of urgency 
  • Strong analytical thinking and troubleshooting skills 
  • Excellent communication and interpersonal skills with a customer service focus
  • Ability to act and operate independently with minimal daily direction from manager to accomplish objectives
  • Ability to lift 25 lbs, and ascent and descend steps
  • Valid Driver's license with clean driving record and reliable transportation
