Job Summary

The Director of Construction (DoC) oversees and manages the construction team and all construction projects for our multifamily portfolio. They provide expertise for capital expenditures (capex), including planning and executing the annual capex schedule, property rehabilitation projects, and other special projects. Responsibilities

  • Build infrastructure of the construction department, including defining structure, responsibilities, key metrics, processes, and ways of working with internal and external stakeholders.
  • Develop comprehensive project plans, including scope, budget, timeline, and resource allocation
  • Prepare and manage project budgets, tracking expenses and forecasting costs
  • Ensure budget performance across capital expenditure projects, property rehabs, and emergency construction projects
  • Oversee all phases of construction projects, from initiation to completion, ensuring adherence to quality standards and regulatory requirement
  • Support the regional property team in capital projects managed by the local team
  • Implement cost-saving and value engineering techniques where applicable
  • Support due diligence by providing estimated capital needs, budget, and plan
  • Collaborate with architects, engineers, and other construction specialists
  • Select, implement, and maintain construction management software
  • Identify, select, and manage contractors, subcontractors, and vendors
  • Source new suppliers, partnerships, and vendors and negotiate contracts to lower costs
  • Inspect asset portfolio annually, developing a capex requirements list, and providing recommendations on how to address issues, given the business plan for the asset
  • Maintain and update long-term capex plans for each asset
  • Stewards authority for personnel decisions regarding hiring, performance management, compensation, and terminations for direct reports
  • Supports career development of direct reports by giving, getting and encouraging radically candid feedback
  • Other duties as assigned to help Birgo improve lives through real estate

Knowledge

  • Deep understanding of construction project management principles and practices
  • Knowledge of construction methodologies, technologies, and best practices

Experience

  • 7+ years of experience in construction management, with a focus on multi-family projects
  • 5+ years experience directing the work of others

Skills

  • Excellent communication, leadership, and interpersonal skills
  • Proficient in managing competing priorities
  • Technology-savvy with proficiency in Microsoft Office and Google Suite
  • Experience with deploying and utilizing construction management software (preferred)

Other Requirements

  • Position requires extensive travel to all regions. Up to 75% of work schedule.
  • Must be able to lift and carry 50 pounds without assistance
  • Must be able to work in confined spaces as well as ascend and descend ladders and staircases
  • Eligible for Work From Home (WFH) when not required to visit properties
  • Must have a valid driver's license and pass MVR
