Maintenance Supervisor

Reports to the Property Manager

Schedule: Monday - Friday 8am - 5pm on call 24/7

Position overview:

The Maintenance Supervisor is responsible for the property. Closely monitor, identifies and communicates problems in every phase of general maintenance of the building, including but not limited to electrical work, plumbing, painting, general hardware and drywall.

Responsibilities include, but not limited to:

• Maintain a safe and secure environment throughout the building.
• Light plumbing and Electrical repairs.
• Maintains disaster preparedness by identifying potential problems, developing response plans, managing crises.
• Supervises trains and directs maintenance staff.
• Oversees or participates in construction, installation, and preventative maintenance of equipment.
• Records and evaluates preventive maintenance activities and programs.
• Other maintenance duties as assigned
• Knowledge of how to deal with 40-50 year old building
• Computer skills, can communicate verbally and in written to present RFPS to Board and deal with vendors.
• Needs to know boiler systems, chillers, raisers, and has been exposed to working in a 40-50 recert.
• 24/7 needs to be available especially with troubleshooting leaks.
• Boiler, Chiller Mechanical Equipment Knowledge preferable.

Qualifications:

• H.S Diploma is required
• Highly reliable and punctual
• Strong communication skills; written and verbal
• Detail-oriented
• Strong time management and supervisory experience
• MS Office Suite experience required such as Word, Excel, and Outlook
• HVAC, EPA and CPO Certification preferred
• 4-10 years’ experience as a Maintenance Supervisor (preferably in a hotel, condo, HOA or residential setting)
