ABOUT AJ OPERATIONS


An extension of Adventurous Journeys Capital Partners ("AJ Capital"), AJ Operations is the in-house management company for AJ Capital's hospitality, residential, office, retail, and entertainment assets. By leveraging resources across the company, AJ Operations expands upon AJ Capital's vertically integrated development approach and is responsible for driving operating performance and guest experience through the alignment of branding, real estate, and property operations. Projects managed by AJ Operations include Chief's, an entertainment venue in partnership with Eric Church on Broadway in Nashville, Memoir Residential, a multifamily platform initially launching in Nashville, Portland, and New Orleans, and Hotel 1928 in Waco, TX in partnership with Magnolia by Chip and Joanna Gaines, as well as many other exciting commercial, hospitality, and F&B ventures. AJ Operations will also manage 500,000 square feet of office space and 250,000 square feet of retail upon completion of AJ Capital's mixed-use project in Wedgewood-Houston Nashville.


ABOUT THE ROLE


The Director, Revenue Management ("DRM") will be responsible for development and deployment of company-wide rate yielding, revenue maximization, and revenue reporting processes across a growing operating portfolio, including hotels and furnished short-term apartment rentals. The DRM will help maximize overall revenue and profitability and drive market share at each property through in-depth, strategic evaluation, and data analysis.


WHAT YOU WILL DO


  • Implement KPIs and dashboards to monitor ongoing revenue performance at the portfolio, market, and individual property level.
  • Develop tools and provide ongoing yield management, statistical, and competitive set analysis.
  • Provide data, research, and analytical support for sales, marketing, and reservations initiatives.
  • Make recommendations, negotiate contracts, and lead implementation and maintenance of best-in-class revenue management systems.
  • Develop a deep understanding of each AJ Operations asset class and provide analysis based on budgeted, forecasted, and prior period results.
  • Partner with property operations leaders to identify operational inefficiencies and develop strategies to maximize profitability and long-term asset value.
  • Create models in Excel to facilitate revenue planning and analytical processes.
  • Create individual reporting schedules and presentations based on the needs of executive team, operations, or external stakeholders.
  • Strong interpersonal skills and possession of a full understanding of professional business ethics, decorum, and social skills
  • Provide ad-hoc financial and operational analysis to support shared services and property operations' future growth or reinvestment strategies.

The ideal candidate will have extensive experience in hospitality revenue management systems, processes, and analytical tools. This role also requires the following capabilities:


  • Advanced analytical, written, and verbal communication skills.
  • Ability to clearly and effectively communicate across all levels of the organization, including property teams, executives, and external stakeholders.
  • Ability to effectively navigate between high-level strategic and detailed tactical work.
  • Meticulous attention to detail and the highest standards for accuracy, timeliness, and precision.
  • Demonstrated ability to collaborate with others and lead cross-functional project teams.
  • Ability to deal effectively with ambiguities and manage multiple projects through completion, often under tight deadlines, with competing priorities and minimal supervision.

YOUR QUALIFICATIONS


Required

  • Bachelor's degree in Hotel Management, Finance, Economics, or related discipline.
  • 6-8 years of progressive revenue management experience in the hotel industry.
  • Familiarity with hotel PMS, channel manager, GDS, CRS, and a variety of revenue management software programs.
  • Multi-concept, multi-state experience.
  • Advanced Excel expertise.
  • Ability to travel up to 20%.

Preferred

  • Revenue management experience with furnished short-term apartment rentals.
  • Prior experience in a start-up environment.
  • Experience selecting systems and leading systems implementations.
  • Experience selecting and managing third-party/outsourced providers.
  • Revenue management certification.
