***ERES has an opening for a passionate and dedicated Property Manager to spearhead our newest multi-family venture - Yellowstone Landing in Bozeman, Montana. This is a very exciting opportunity to build and manage a new top-tier residential community, opening in the Fall of 2024. With pre-leasing already started, this position will play a pivotal role in shaping the community and contributing to the success of this exciting project.  The array of amenities, including a pool, fitness center, co-working space and dog park, positions Yellowstone Landing as a premium destination. THE OPPORTUNITY WITH ERES!

We are seeking an experienced Property Manager to join our team in Bozeman, MT. The primary responsibility of this role will be to manage and oversee operations for a brand new multi-family property, that is consistent with the overall strategic plan for the property. This includes being accountable for all business, financial, personnel, and management aspects of operating a residential property.

 

RESPONSIBILITIES

  • Leads and directs the day-to-day operations of the property in accordance with policies and procedures
  • Provides strong leadership and daily management of the staff, including -  hiring, training and ongoing performance management
  • Prepares the annual budget and monthly reports to ownership regarding financials, operational analysis, and leasing activity
  • Conducts regular property inspections in compliance with established standard operating policies and procedures 
  • Bears primary responsibility for the coordination and management of all site-specific activities, including unit turns and property maintenance
  • Ensures that residents receive excellent customer service throughout the tenancy life cycle
  • Has primary responsibility for ensuring all property revenue and expenses are within budgeted parameters
  • Closely monitors and reports on budget variances; forecasts cash flow for the property 
  • Oversees regulatory compliance and effective management of risk and liability for ERES, ownership and residents
  • Conducts applicant screening, lease writing and execution in compliance with Fair Housing and company policies and procedures
  • Negotiates service contracts with third-party vendors to achieve the highest levels of performance, in compliance with ERES values, standards and guidelines for business conduct
  • Builds strong relationships with local businesses and organizations to promote the property and increase its visibility in the community
  • Develops strategies for attracting and retaining residents, increasing revenue and improving operational efficiency
  • Manages marketing platforms, including - listings on social media, national leasing sites and company website
  • Manages and oversees all invoice handling for the property
  • Manages on call support, to include, responding to after hours maintenance emergencies
  • Additional duties as required by the property needs

 

REQUIRED KNOWLEDGE AND EXPERIENCE

  • Minimum of 5 years of experience as a Property Manager in a multi-family setting, Required
  • Strong management and leadership skills and experience with human resource and performance management processes, Required
  • Yardi experience is a plus
  • Understanding of what excellent customer service looks like and be able to implement strategies to ensure residents receive it
  • Experience developing and implementing marketing strategies to attract and retain residents
  • Breadth and depth of experience in leasing, maintenance, and all facets of property operation and building management
  • Knowledge and experience with financial accounting, financial reporting and budgeting in a multi-family setting
  • Excellent technical, interpersonal, and analytical skills, Required
  • Excellent written and oral communications skills, Required
  • Strong computer and systems knowledge
  • Proficiency in all standard Microsoft Office products (Outlook, Word, Excel, Power Point, Teams)
