Job Description

POSITION: Sr. Associate, Acquisitions

COMPENSATION: Pursuant to Colorado regulations, if this job is performed in Colorado, the salary range is $100,000 - $130,000 plus bonus potential. Eligible to participate in the company benefits plan. We offer health, vision, dental, and pet insurance. REPORTS TO: SVP, Acquisitions

SUMMARY

This position will gain exposure to markets across the U.S. while working on a range of opportunistic, value-add, core-plus, and core opportunities. The Sr. Acquisitions Associate will report directly to the Senior Vice President of Acquisitions, while working with a dynamic team of professionals dedicated to a culture of excellence. A strong work ethic, passion for Real Estate, desire to learn and grow, and excellent verbal and written communication skills are required.

RESPONSIBILITIES (Including but not limited to)

  • Serve as underwriting lead for new acquisitions or oversee Associate in their underwriting with duties to analyze financial statements, build operating and capital budgets, conduct asset specific market research, obtain debt financing quotes, and, in conjunction with Senior Vice President, develop an investment strategy and execution plan.
  • Assist in securing debt and equity financing by coordinating information requests and assembling documentation.
  • Travel to markets to conduct initial investigations on investment opportunities and complete reporting on such findings in written, statistical, and oral formatting
  • Assist Senior Vice President in the transaction process including drafting letters of intent and negotiation of purchase agreements and other necessary legal documents necessary for a given transaction.
  • Coordination of due diligence of new acquisitions, including property inspections and review of books and records. Coordinate the preparation of closing memorandum for new acquisitions including underwriting notes and specific challenges to business plan.
  • Assist Senior Vice President with the preparation of investment memoranda to be presented to the firm’s Investment Committee including the narrative, graphic charts and financial analysis.
  • Assist Senior Vice President with communication with capital partners to align on acquisitions.
  • Manage the acquisition Pipeline and communicate it both internally to our Stake Holders and externally to our Partners.
  • Work with and help to facilitate the training of Acquisition Analysts and Associates.
  • Participate in Cardinal U training as required.
  • Other duties as directed by your supervisor.

Incumbents must be able to physically access all exterior and interior parts of the property and amenities and must be able to work inside and outside in all weather conditions including, but not limited to rain, snow, heat, hail, wind and sleet.

The Team Member must be able to push, pull, lift, carry, or maneuver weights of up to twenty (20) pounds. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception and ability to adjust focus.

Routine, travel may be required to assist properties as needed, attend training classes, business meetings, or other situations necessary for the accomplishment of some or all of the daily responsibilities of this position.
