Responsibilities


The Director of Development leads all property feasibility, analysis, acquisitions, dispositions, and leasing of all of our developments


MARKET ANALYSIS

  • Research and analyze local growth trends in targeted neighborhoods in Philadelphia
  • Identify, evaluate, and qualify potential acquisition opportunities
  • Establish, develop, and maintain key relationships with realtor, brokers, wholesalers, etc
  • Generate leads from the network and follow up through daily CRM use, email, and phone conversations
  • Assess potential development and financial viability by conducting due diligence reviews and market research
  • Prepare comps, identify key local amenities, proximities, and features
  • Prepare and help present acquisition deliverables such as market research, asset summaries, financial models, pro formas, and pitch decks to investors
  • Facilitate property acquisition (Put properties under contract, prepare contracts, letters of intent, etc.)
  • Coordinate with the financial department and attorney to draft and facilitate services and investor contracts, JV LLC formation documents, etc
  • Facilitate the sale, refinance, or leasing of properties
  • Keep up to date with other company development projects, lease and sales trends, etc
  • Coordinate with our marketing department to schedule and host property showings and open houses
  • Coordinate with our marketing department on presale / leasing marketing materials such as brochures, promotional social media content, etc
  • Attend networking events to cultivate business relations
  • Additional duties and responsibilities may be assigned as the Company’s Chief Executive Officer may from time to time reasonably assign to the Director
Requirements:

  • Minimum of a bachelor’s degree in real estate development, or a real estate related field
  • A real estate license is required
  • Has the ability to cultivate new relationships and manage existing ones
  • Has the ability to build networks, and establish customer/client leads
  • Goal oriented, focused, and results driven
  • Has the innate drive to succeed and take initiative
  • Has strong leadership skills
  • Strong strategic planning skills with the ability to develop, plan, and implement to achieve short- and long-term goals
  • Excellent project management and organizational skills
  • Adaptable and highly flexible in the scope of the role and tactics associated with the role
  • Demonstrated commitment to a diverse and inclusive workforce and work environment
  • Able to learn new software and skillsets if needed
  • Strong interest in environmental and social sustainability
