Job Description

BASIC PURPOSE:

Responsible for understanding the compliance requirements of assigned properties and ensuring that each applicant file is in proper condition prior to move-in. Responsible for developing and maintaining positive relationships with all community staff and providing timely turnaround of all application files received.

ESSENTIAL FUNCTIONS:

Reviews and analyzes all paperwork received by applicants to verify employment information and income to rent ratio.
Collect and verify all applicants financial information such as; Bank Statements, Social Security, Pension Award Letters and Investment Statements.
Must gather data from multiple sources and work on more than one credit application at once.
Works directly with applicants and community staff to obtain necessary documentation and clarifications to prove program eligibility.
Responsible for data entry of all applications into Application Software.
Provides credit/compliance support to community staff.
Assists Senior Compliance Analyst in gathering corrections and resolving report discrepancies as requested.
Continually monitors portfolio occupancy rates and adjusts workflow to assist properties in need of improvement.
Responsible for the review, income calculation, and verification of all applications based on LIHTC criteria prior to approval for move-in.
Review pending applicants that have failed to give us paperwork within a specified timeframe and place them on hold status. This is based on the respective communitys needs.
