The Community Manager has full accountability for day-to-day property operations, including maintenance performance, and oversees and enhances the value of the property. The Community Manager effectively manages and coordinates onsite team, activities, and available resources to accomplish community objectives as set forth by the Regional Director and Avanti. Objectives include maximizing rents/occupancy levels and asset preservation. In addition, the Community Manager will train the Assistant Manager to assume all managerial duties in the event of the Community Manager's absence.

What You'll Do...
  • Manage, monitor, and delegate community delinquency when appropriate with updated notes for files with variances, process deposit accountings, and generating necessary legal action if needed by providing documents and following the processes in accordance with state and company guidelines.
  • Coordinates with vendors/contractors regarding work scheduling, billings, vendor relations, and certificates of insurance. Approves and submits all invoices to the corporate office for payment on a weekly basis.
  • Responsible for hiring, training, motivating, and supervising all on-site staff to achieve operational goals of the assigned community. This includes employee training, ongoing formal and informal performance evaluation, and conducting periodic staff meetings weekly or biweekly depending on the position.
  • Manage asset quality and profitability.
  • Complete lease forms or agreements and collect rental deposits from start to finish.
  • Conduct market surveys monthly weekly and provide trend report information. Shop competition and be aware of neighboring market conditions, minimum of once a quarter.
  • Supervise office staff as applicable.

What We're Looking For...
  • Working knowledge of resident and eviction laws.
  • Provide the ability to delegate and communicate both verbally and in writing along with the ability to problem-solve issues.


Requirements

What You'll Need to Qualify...
  • High School Diploma required.
  • 3+ years of property management experience preferred.
  • 1+ years of on-site experience preferred.
  • 1+ years of supervisory responsibility (can be ACM experience) required.
  • Working knowledge of resident and eviction laws and computerized property management software, YARDI preferred.

  • Possession of valid driver's license and up to date vehicle insurance OR reliable transportation.
  • Pass criminal background screening prior to employment.
