Responsibilities

The role of a Vice President (VP) of Property Management is not only pivotal but also a challenging one. This position plays a vital role in driving strategies that ensure the highest return on real estate investments. With vast responsibilities spanning from overseeing property-related operations to liaising with stakeholders and partners, the VP of Property Management is a cornerstone for Roers Companies' success.


This position is responsible for the physical integrity, safety, compliance, physical & economic occupancy, and client satisfaction of both company owned and 3rd party managed properties. This position is also very involved in the company vision and strategy regarding property operations, team growth and accountability charts.

  • Works with the management leadership team to establish and implement initiatives and policies.
  • On an ongoing basis has a deep knowledge of all property assets including partner distributions, reserves, capital accounts, financing terms, and asset preservation strategies.
  • Partners with Asset Management to analyze options for re-financing to maximize property cash flow and resources for recapitalization, develop and execute corrective action plans for properties not meeting benchmarks, develop long-term financial plans for each property to support adequate capital planning, and assist Asset Management when needed as they manage lender relationships to ensure debt and regulatory issues are addressed appropriately.
  • Reviews property budgets and long-term capital plans for overall reasonableness, comparison to portfolio and industry averages, and special financing provisions such as balloon payments or special reserves.
  • Plans and coordinate physical rehabilitation work in partnership with Development.
  • Partners with the Equity team and Asset Management to provide effective analysis and reporting to all investors and lenders.
  • Incorporates new properties into Asset Management review and reporting after occupancy and monitor early financial performance closely. Coordinate adjustments with Development and Property Management as necessary.
  • Develops and annually update a three-year strategic plan.
  • Monitors property financial performance compared to projections at time of financing.
  • Manages performance reports to distribute to Senior Leadership and Executive Teams.
  • Lead residential corporate budgeting process to evaluate and improve efficiency, cost effectiveness and revenue optimization.
  • Works with Property Management team during budget development to ensure adherence to investor, lender, and regulatory requirements.
  • Provides long-term analysis and review as input to the property budget process, particularly when partnering with Asset Management on the long-term capital planning area.
  • Responsible for overall profitability of the portfolio.
  • Provides analytical support to Property Managements presentation of budgets to Ownership, Finance, Property and Asset Management Committee.
  • Is accountable for and maintains accountability within team through directors, regional managers, property managers, and all staff. Prepares objectives, key results, and quarterly check-ins for staff on a timely basis.
  • Building teams both professionally and personally to ensure successful operation of current business and prepared to take on future growth, challenges, and opportunities.
  • Builds and maintains strong organizational relationships with Human Resources, Development, Equity, Asset Management, Marketing and Construction.
  • Oversees risk management as it relates to insurance, crisis preparedness and crisis avoidance matters.
  • Assures the integrity and consistency of all compliance and other required reporting related to the property portfolio.
  • Strong negotiation skills are crucial as this role often involves dealing with contractors, tenants, and vendors.
Requirements:
  • High School Diploma or GED, Bachelor’s degree
  • 10+ years’ experience in a field of asset or real estate management sector.
  • Extension experience managing both market rate and affordable housing properties, laws and regulations that apply to them is preferred.
  • Experience in leading the management of a significant portfolio of multi-unit properties and significant number of overall units with high levels of client satisfaction.
