What we're looking for:

We are seeking a Director of Strategy & Performance to join our team in our corporate headquarters located in Cincinnati, Ohio. As the Director of Strategy & Performance Ackermann Group, you will work with the Vice President of Property Management to develop strategies to achieve multi-year performance and investment goals, driving that performance through collaboration with and creating accountability for the Sales and Marketing Department, Regional Management, and site level teams. You will be responsible for ensuring consistency and accuracy in routine reporting functions for performance and projections to budget while creating and executing methods for evaluation to ensure maximized performance at each asset. You will be responsible for mentoring and advising the Regional Management team within your respective role and working to ensure appropriate best practices are enforced and achieved concerning all performance-related matters. This role requires strategic vision, a measured and analytical approach to decisions and recommendations, and the ability to lead cross-functional teams toward major deliverables. Other responsibilities include:

  • Work collectively with the Vice President of Property Management and Regional Management team to create and deliver the annual budget package to the Executive Team.
  • Directly oversee the Marketing Director and drive all Property Management marketing-related initiatives for the department.
  • Directly oversee the Marketing Department including all Marketing related functions associated with site branding, collateral, social media, online reputation, marketing channel management (both internally and with external partners), and monitoring of performance KPI's to adjust the Marketing Mix as needed.
  • Directly oversee digital marketing strategies for all assets, including SEO performance, ad spend management, and cost per lease management and drive best practice initiatives tied to performance across the organization. This includes but is not limited to initiatives that require collaboration with the Sales and Marketing Directors specifically concerning websites and digital spending efforts and effectiveness.
  • Directly oversee the Sales Director and drive all sales-related initiatives for the organization.
  • Assess and prioritize highest impact initiatives to drive performance outcomes based on portfolio needs. Operational examples include Underperforming Assets, Rent Analysis/Recommendations, and Market Surveys.
  • Facilitate all market and rent position processes tied to newly purchased assets once PSA has been executed, including oversight and preparation of reporting and analysis to the Executive Team.
  • Through oversight of the Sales and Marketing Directors and Marketing team, manage and coordinate all marketing related functions to ensure a smooth purchase and onboarding of newly purchased assets.
  • Create and deliver various weekly and/or monthly reports to the Executive and Acquisitions teams. This includes the planning and execution of quarterly Forecast reviews that are designed to ensure alignment between Property Management Division and Executive Team and to facilitate collective discussions.
  • Determine consistent key metric and KPI requirements to track and measure property performance with a specific focus on income optimization. Monitor and share progress to goals, uncover key root causes and collaborate with appropriate key partners to develop and implement corresponding recommendations to address challenges and maximize results. Examples include market rent position, renewal retention, and amenity premium management.
  • Continually evaluate and make recommendations concerning third party products, policies, and best practices that allow the organization to advance, maintain compliance, and create efficiencies within the Property Management Division. This includes creating change management plans to ensure smooth transitions and rollouts for new or changing initiatives.

The ideal Director of Strategy & Performance will have:

  • Minimum of 8 years of Property Management experience; specific experience in multi-family communities preferred.
  • Experience managing Direct Reports and successfully delegating responsibilities to drive maximum team performance.
  • Proven success as a leader and able to drive a positive team culture.
  • Excellent verbal and written communication skills and experience working with and supporting senior leaders and their deliverables.
  • Experience navigating multiple organizational priorities and driving high-quality routines leading to strong performance/results.
  • Effective at influencing broad groups to make strategic decisions and providing creative recommendations.
  • Yardi experience preferred.
