JOB DESCRIPTION
JOB TITLE: Sr. VP of Property Management
DEPARTMENT: Property Management
REPORTS TO: Chief Operating Officer (“COO”)
SUPERVISES: Regional Vice Presidents, Digital & Corporate Communications, Corporate Maintenance, Operations Manager
FLSA STATUS: Exempt

POSITION SUMMARY:
Responsible and accountable for the successful operations and management of the company's income producing portfolio. Lead the department to cooperate and coordinate efforts with other departments to improve and expand the portfolio.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
· Develop the strategies, goals and objectives for the company’s income producing portfolio.
· Lead direct reports to ensure expected financial results (e.g., CNOI) are achieved by each region and area for the Property Management department.
· Oversee portfolio to ensure meeting lease-up/DCR/refinancing targets.
· Oversee marketing for the portfolio to achieve expected financial results.
· Provide regular operational reports to COO and other key stakeholders (e.g., PMA, Construction, Design, Accounting, Legal, etc.,) for the department and portfolio.
· Lead Property Management’s contribution and coordination with other department leaders and staff to achieve the company's goals
· Direct annual budgets process and review monthly financial statements and provide guidance to Regional Vice Presidents to increase financial results as appropriate.
· Serve on the senior management team with emphasis on long-term objectives, strategic initiatives, and management.
· Act as Property Management representative on internal committees/meetings including design meetings, investment committee, etc.
· Conduct site visits and provide feedback to Regional Vice Presidents and COO.
· Interact regularly with other senior management personnel.
· Other duties as assigned.
QUALIFICATIONS/SKILLS & KNOWLEDGE REQUIREMENTS
· Bachelor's degree (B.A./B.S.).
· CPM designation required, HCCP a plus.
· 15+ years of experience in multi-family, self-storage experience a plus
· Knowledge of property operations/management such as Yardi/CRM/Max Leases preferred as well as operational experience with Section 42, and Market Rate multifamily properties.
· Knowledge of governmental programs including Section 8 Housing Choice Vouchers, Project Based Section 8, and Rural Development, etc.
· Experience working with HUD, Rural Development, Housing Authorities, etc.
· Language Skills - Ability to read, write, interpret, and analyze business publications, technical procedures, and government regulations. Ability to write and interpret reports, correspondence, and manuals. Ability to effectively present to groups of people including employees, vendors, and the public.
· Math Skills - Ability to calculate discounts, interest, bonuses, proportions, percentages, and to apply concepts of algebra and geometry.
· Reasoning Skills - Ability to solve problems and work with a variety of concrete variables in situations where only general guidelines exist. Ability to interpret instructions in written, oral, diagram or schedule form.
· Computer Skills
· Intermediate experience with MS Office.
· Experience with Yardi property management software.
· Travel – Must be willing to travel 20 – 30% of the time.
TRAINING REQUIREMENTS:
· Continuing education to maintain professional certification.
· Ongoing professional development.
PHYSICAL DEMANDS:
· Rarely must stand, walk, or reach with hands and arms.
· Rarely must lift to 25 pounds.
· Occasionally must use hands to finger, handle or feel.
· Rarely must work near moving mechanical parts and be exposed to outdoor weather conditions.
· Regularly must sit, talk, and listen.
· Close and distance vision is required.
WORK ENVIRONMENT:
Normally works in an environment with moderate noise.
