What is workplace strategy?

Workplace strategy is the process of aligning an organization's work environment with its business goals, employee needs, and culture to improve productivity, collaboration, and satisfaction. It involves analyzing how employees use space, implementing flexible work arrangements, and designing office layouts that support both individual and group work. Workplace strategists use data and employee feedback to create spaces that foster innovation, well-being, and efficiency. This can include decisions about office design, remote work policies, and the integration of technology. The ultimate goal is to create a work environment that helps the organization achieve its objectives while supporting employee engagement.

How does a Workplace Strategy professional typically collaborate with other departments to implement effective workplace solutions?

Workplace Strategy professionals work closely with a variety of departments, including HR, Facilities, IT, and executive leadership, to design and implement workplace solutions that align with organizational goals. They often facilitate cross-functional workshops, gather input from end-users, and ensure that space planning, technology integration, and change management initiatives are well-coordinated. Effective collaboration is key to balancing employee needs with business objectives, and these professionals frequently act as a bridge between stakeholders to drive consensus and ensure successful project outcomes.

As the Subject Matter Expert for workplace strategy, you will partner closely with brokersย across the countryย to provide a competitive advantage in pursuits and client engagements by offeringย aย deeper, consultativeย approach.ย You will be comfortable inย client-facing environments,ย articulatingย the value of the workplace, translating organizational culture into space requirements, building business cases, and ensuring clients feel confident and supported through relocation or renovation decisions. This is a consultant roleย focused on strategic advisory, early-stage client guidance, and front-end business development support.ย

PRIMARY RESPONSIBILITIES:ย

  • Client Advisory & Workplace Strategyย

    • Serve as the firm's Workplace Strategy subject matter expert, leading current-state assessments, organizational alignment exercises, and future-of-work visioning with corporate clientsย

    • Analyze organizational data including headcount projections, departmental adjacencies,ย employee engagement surveys,ย hybrid work policies, andย utilizationย metrics toย determineย optimalย space programs and footprint requirementsย

    • Deliver strategic recommendations on space mix (open, private, collaborative), square footage requirements, scenario planning, and ROI analysis for proposed workplace changesย

    • Coordinate test-fits with architectural partners and review design solutions for alignment with the client's workplace strategyย

    • Advise clients on how toย leverageย their real estate as a competitive differentiator for talent attraction and retentionย

  • Business Development Supportย

    • Partner with Office Tenantย Representationย brokers as a front-end resource on pursuits and pitches,ย demonstratingย the value of integrating workplace strategy with tenant advisory servicesย

    • Participate in client presentations, RFP responses, and competitive proposals-bringing deepย expertiseย on workplace trends, benchmarking data, and competitor environmentsย

    • Deliver a "Workplace Strategyย Lite" offering for early-stage business development that introduces the platform without requiring a full engagementย

    • Build andย maintainย relationships with architectural firms, project management teams, and design partners to support a seamless client experience across the transaction lifecycleย

  • Thought Leadership & Platform Developmentย

    • Define and evolve the firm's workplace strategy processes, tools, deliverable templates, and value propositionsย

    • Partner with national marketing to develop thought leadership content including white papers, industry trend analyses, and case studiesย

    • Represent the firm at external positioning events, conferences, and industry forumsย

    • Lead internal knowledge-sharing to educate brokers and project managers on how workplace strategy enhances the client value propositionย

    • Forge strong working relationships with Stream's Construction and Project Management team to ensure continuity from strategy through implementationย

Qualifications

    • Master's degree in architecture, design, or planning preferredย

  • Experienceย

    • 8+ years of professional experience in workplace strategy, workplace design, interior architecture, or a related consulting disciplineย

    • Commercial real estate experienceย required-prior roles at a CRE services firm, architecture/design firm serving corporate occupiers, or in-house corporate real estate preferredย

    • Demonstrated ability to navigate client-facing, sales-oriented environments and present confidently to C-suite and senior leadership audiencesย

    • Experience developing and delivering workplace assessments, space programming, change management frameworks, and strategic recommendationsย

  • Technical Skillsย

    • Proficiencyย with CAD software and ability to produce or direct space plans, test-fits, and 3-D visualizationย

    • Familiarity with SketchUp and/or other design visualization toolsย

    • Strong presentation development skills (PowerPoint, InDesign, or similar)ย

    • Experience with workplace survey tools and utilization/occupancy analytics platformsย

  • Core Competenciesย

    • Exceptional communication, storytelling, and presentation skills-must be comfortable selling a vision in a boardroom settingย
