Job description

Sand Companies is seeking a Roaming Property Manager to join our team! The Roaming Property Manager is responsible for temporary site fill-ins when the manager is absent or property is in transition between managers, assists with training staff, assists with lease-ups, and assists the Operations, Regional, and Compliance teams. Essential Functions:

  1. Assist in training and execution of operating policies and procedures.
  2. Assist in property manager or caretaker training, new building lease-ups, bulk vendor relations and opportunities, and other general property management duties as needed.
  3. Support the property management team in other duties, which may include Section 42, MN Housing, IFA, HUD, or other agency compliance requirements especially in preparation for a file or physical audit/inspection.
  4. Accurately process paperwork to include new move-ins, annual re-certifications & security deposit worksheets.
  5. Collect & deposit rents. Review delinquency report, assign late fees, & file eviction notices (unlawful detainers) per company policy and lease terms.
  6. Maintain positive relationships with residents. Timely follow-up with questions, concerns, or issues in a professional manner.
  7. Show available rental units. Follow-up with potential residents. Place advertisements and market available units. Maintain detailed knowledge of the market.
  8. Manage maintenance work orders & meet with technician weekly. Follow policy regarding maintenance charge back items.
  9. Walk property & oversee building, grounds & equipment. Participate in all property inspections when needed.
  10. Meet with Caretaker(s) or cleaning vendor to discuss needs or upcoming projects. Provides training, support, and feedback to staff.
  11. Complete all required monthly calendar reporting requirements timely: Includes rent deposits, maintenance chargebacks, occupancy reports, and UD filings.
  12. Performs general office duties: complete requested reports, answer phones, file, order supplies.
  13. Maintain crime free/drug free housing.
  14. Assist in the fulfillment of the 504 coordinator (reasonable accommodation) duties.

Skills & Knowledge:

  1. Strong organization and prioritization skills.
  2. Ability to proactively manage resources and time.
  3. Professional communication skills, verbal and written.
  4. Computer skills including proficiency in Word, Excel, Outlook, and Yardi software.
  5. Supervisory skills
  6. Ability to work independently with little supervision.

Education/Experience Requirements:

High School Diploma or G.E.D.

Prefer an Associateโ€™s Degree in Business, Real Estate, or related field or time in field equivalent.

5 + years of Property Management experience.

Prefer accreditation in real estate, property management, property maintenance and/or tax credit compliance.

Other Requirements:

Pass a drug and background check.

Requires a valid driverโ€™s license with a good driving record.

Ability to travel to all sites in portfolio.
